The concept behind Dubai Hills Estate
Dubai Hills Estate is one of the most ambitious urban-planning projects in Dubai. It spans more than 11 million square metres and is designed as a complete, self-contained community. Its centrepiece is Dubai Hills Park, a 180,000-square-metre green space with walking and cycling paths, sports facilities, skate parks and an open-air amphitheatre.
Dubai Hills Mall, opened in 2022, offers more than 600 shops, restaurants, a cinema and entertainment. The mall serves as the social heart of the community and draws visitors from beyond the district. The community also has several international schools (GEMS, King's School), medical facilities and a golf club.
Apartment buildings and towers
The apartment stock in Dubai Hills consists of modern mid-rise and high-rise towers of 10 to 45 storeys. Many towers are clustered around the golf course or the park and offer spectacular green views, a rarity in Dubai.
Popular projects include Park Heights (two towers with panoramic park views), Collective (a boutique concept with shared workspaces and social facilities), Golf Suites and the more recent Elvira towers. Emaar regularly launches new phases with upgraded specifications and payment plans.

Dubai Hills Estate is by far the most popular choice among European families relocating to Dubai. The green surroundings, calm atmosphere and excellent schools are reminiscent of the leafiest European suburbs, with a golf course, swimming pools and year-round sunshine added in.
King's School Al Barsha and GEMS Wellington Academy International are a short drive away. The park offers safe cycling and running routes, and the community regularly hosts social events. Supermarkets, a pharmacy and a medical clinic are located within the community.
The location is strategic: via Al Khail Road you reach Downtown in 10 minutes, Dubai Marina in 15 minutes and the airport in 20 minutes.
The outlook for Dubai Hills
Dubai Hills Estate is still in the midst of its development. Emaar continues to launch new residential phases, which expands supply but also stimulates demand by improving amenities. The completion of the metro extension to Dubai Hills (expected in 2026–2027) will further improve connectivity and have a significantly positive effect on property values.
Analysts expect Dubai Hills to become the equivalent of districts such as Jumeirah in old Dubai, an established, premium residential quarter with stable values and consistent demand.
