What does professional property management include?
Full property management in Dubai covers tenant sourcing and screening, contract drafting and Ejari registration, cheque management and collection, DEWA connections and transfers, preventive and corrective maintenance, regular inspections, financial reporting and strategic advice on rent optimization.
For vacant properties we conduct monthly inspections, check the air conditioning and water installations (standing water is harmful in the desert climate) and ensure the property remains presentable for viewings. Every inspection is documented with photographs and a report.
Fee structures: what does property management cost?
The standard management fee for long-stay letting in Dubai is between 5% and 8% of annual rental income. At Augusta Properties we apply a transparent fee model with no hidden costs. The management fee covers all operational activities; only actual maintenance costs are charged separately.
For short-stay letting (holiday letting under DTCM) fees are higher: 15–20% of gross revenue. This reflects the more intensive operation involving guest communication, check-ins, cleaning and dynamic pricing. Some managers charge a fixed monthly amount, but we deliberately work on a percentage basis so that our interests are aligned with yours.
SLA expectations and responsiveness
A good property manager must perform measurably. Our Service Level Agreement includes the following standards: response to urgent reports (water leakage, AC failure) within 2 hours, non-urgent maintenance requests within 24 hours, monthly financial reporting no later than the 5th working day of the following month, and a vacancy period of no more than 30 days at tenant changeover in popular areas.
We communicate through your preferred channel (WhatsApp, email or telephone) and provide a quarterly portfolio overview with yield analysis, a market update and any recommendations for value optimization. Transparency and accessibility are the pillars of our service.
How do you choose the right property manager?
Choosing a property manager in Dubai is a critical decision. Pay attention to the following factors: RERA registration (legally required for every broker and manager in Dubai), experience with foreign owners (knowledge of POA procedures, international transfers), transparency on fees and costs, availability in your time zone and language capabilities.
Always ask for references from existing clients, the average vacancy period, response times for maintenance requests and the reporting approach. A good manager works proactively, flagging potential issues before they become urgent and advising on value enhancement. RERA compliance and legal protection
All rental activity in Dubai is regulated by RERA. As your property manager we ensure your property is fully compliant: every tenancy contract is registered with Ejari, rent increases follow the RERA Rental Index Calculator, and any disputes are handled through the Rental Dispute Settlement Centre (RDSC).
The RDSC offers fast, binding dispute resolution. Proceedings typically take 15–30 working days and costs are limited (3.5% of the annual rental value, with a minimum of AED 500 and a maximum of AED 20,000). We represent you at the RDSC on the basis of your Power of Attorney, so you do not need to travel to Dubai for legal proceedings.

How often is my property inspected?+
Let properties are inspected at every change of tenant and on request in the interim. Vacant properties are inspected at least monthly, including checks of the AC, water installations and general condition. If anything is out of order, we contact you immediately.
What happens in an emergency, such as a water leak?+
We are available 24/7 for urgent reports. In emergencies such as water leakage or power failure we act immediately, without waiting for your approval first, to limit damage. You are fully informed afterwards about the situation and the measures taken.
Can I deduct the management fee from my rental income?+
In the UAE there is no income tax, so there is nothing to deduct locally. How management costs and the property itself are treated for tax purposes depends on your home jurisdiction. We recommend consulting a cross-border tax adviser for the optimal treatment in your personal situation.
How do I know my property manager is honest?+
Augusta Properties provides detailed monthly financial reports with all transactions, receipts and invoices. We work on a percentage basis so that our interests align with yours. Moreover, we are RERA-registered, which means we operate under the supervision of Dubai's real estate authority.
What is the difference between property management and facility management?+
