The developer landscape

Property developers in Dubai

Dubai counts 576 developers building today, from the four or five names every buyer knows to newer names bringing their first tower to market.

The developer’s role

The developer, half the purchase

Off-plan in Dubai is a promise to build. The escrow law protects the money paid in; the developer's own record is what tells you most about whether the promised date holds.

Any two developers can be weighed side by side on one call. Our catalogue carries the projects of each of them, and our team visits their sites in Dubai.

576 developers

Every developer in Dubai

Ordered by how much each has live today; ready means the building is finished and the keys are available.

Assessing a developer

Four measures of confidence

Delivery record

How many projects the developer has handed over, and how close to the promised quarter they landed.

Escrow registration

The project is registered with the Dubai Land Department, and payments are made into its escrow account.

Construction progress

The published percentage complete, set against the published handover date. A project at 20% with twelve months remaining is examined closely.

Building management

Who manages the building once complete, and the service charge this involves, set per building and absent from the launch price.
