Dubai offers a remarkably broad range of apartments, from accessible studios in emerging districts to ultra-luxury penthouses on the waterfront. As a foreign national, you can acquire full freehold ownership in designated zones, with no restrictions based on nationality or residency status.

Why buy an apartment in Dubai?

The combination of zero income tax, strong rental yields (5–8% net on average) and a stable currency, the dirham is pegged to the US dollar, makes Dubai exceptionally attractive to international buyers. Compared with London, Paris or Amsterdam, you pay considerably less per square metre for a comparable standard of quality.

You also benefit from a transparent property market regulated by RERA (Real Estate Regulatory Agency) and the Dubai Land Department. Every transaction is centrally registered, which all but eliminates fraud. The combination of tax advantages, regulation and a growing population makes Dubai one of the most dynamic property markets in the world.

The purchase process step by step

The purchase process in Dubai is well structured and is typically completed within four to six weeks. In the first phase, you work with your adviser to shortlist suitable properties based on budget, location and objective (owner-occupation, letting, or a combination). Viewings can be arranged virtually if you prefer.

Once you have made your choice, you sign a Memorandum of Understanding (MOU) and pay a deposit, typically 10%. The seller lodges the title deed with the Dubai Land Department, after which the transfer of ownership is officially registered. Total transaction costs come to approximately 7–8% of the purchase amount, comprising the 4% DLD transfer fee, agency commission and administrative fees.

Price levels by area

Apartment prices in Dubai vary considerably by location. In emerging areas such as Jumeirah Village Circle (JVC) and Dubai South, studios start from AED 400,000 (approx. EUR 100,000). Mid-market areas such as Business Bay and Dubai Sports City offer 1-bedroom apartments from AED 800,000 to AED 1,200,000.

In the premium segments of Dubai Marina, Downtown Dubai and Palm Jumeirah, entry prices for a 1-bedroom apartment range from AED 1,200,000 to AED 2,500,000 (approx. EUR 300,000–625,000). Penthouses and branded residences in these areas start from AED 5,000,000 and can exceed AED 100,000,000 for the most exclusive units.

Financing and mortgages for foreign buyers

As a non-resident, you can obtain a mortgage from several banks in the UAE. The maximum loan-to-value ratio for non-residents is 50%, which means you need a minimum of 50% in equity. Mortgage rates currently range between 4.5% and 6.5% per year, depending on the bank and the chosen rate type (fixed or variable).

Golden Visa through property investment

Since 2022, a property investment of at least AED 2,000,000 (approx. EUR 500,000) can qualify you for a 10-year Golden Visa. This visa grants you the right to live, work and start a business in the UAE without a local sponsor. It is renewable and also covers your family members.

Yes, foreign nationals may buy property in designated freehold zones. You do not need a residence permit or local income. The property is registered fully in your name with the Dubai Land Department.

What are the total transaction costs on a purchase?+

Allow for approximately 7–8% on top of the purchase amount: the 4% DLD transfer fee, 2% agency commission, AED 580 in DLD administrative fees, AED 4,200 in registration fees for properties above AED 500,000, and any mortgage registration fees (0.25% of the mortgage amount).

Do I need to travel to Dubai to buy an apartment?+

No, the entire purchase process can be handled remotely through a notarised Power of Attorney. We arrange virtual viewings and take care of all documentation. Many of our clients buy entirely remotely from abroad.

How is my ownership protected in Dubai?+

Every property is registered with the Dubai Land Department, the government authority that safeguards ownership rights. You receive a Title Deed as proof of ownership. For off-plan purchases, your payments are protected through escrow accounts monitored by RERA.

What are the running costs of an apartment in Dubai?+

Annual service charges (comparable to a homeowners' association fee) range from AED 10 to AED 30 per square foot, depending on the building and its facilities. You also pay DEWA charges (water and electricity) and an annual home insurance premium. There is no annual property tax in Dubai.
