Yes, if you want rent in a currency fixed to the dollar, a title registered with the Dubai Land Department and a residence permit for your family, and you mean to hold for several years. On income, the Land Department recorded 118,385 new and 135,607 renewed tenancy contracts in the first quarter of 2026. On prices, it recorded AED 252 billion (USD 68.6 billion) of transactions in the same quarter.
What does Dubai property earn after fees?
What you keep is the annual rent, less the service charge, management, vacancy and upkeep, divided by everything you paid for the unit, the transfer fee included. Three of those lines have a published source.
On the rent side, the Land Department's figures for the first quarter of 2026 (release of 19 April 2026) show AED 32.2 billion (USD 8.8 billion) of tenancy contracts: 118,385 new and 135,607 renewals. Renewals were 53% of the contracts, and a renewal is a tenancy that skipped its vacant weeks. The same release records cancelled contracts down 25%.
On the cost side, the service charge is approved building by building and published on the Land Department's Mollak Service Charge Index, searchable by community, project and budget year. Dubai property service charges works the charge through a rental yield.
On the purchase side, the transfer fee raises the sum you divide by. Take an apartment at AED 1,500,000 (about USD 408,400). With the 4% transfer fee of AED 60,000 you have paid AED 1,560,000 (about USD 424,800), and every AED 10,000 of rent you keep after charges and upkeep is 0.64% on that sum.
The published gross yields by community, dated, sit in our guide to realistic rental yields in Dubai. The tax position of a foreign owner is set out in property tax for foreign owners.
What have prices done, and how much is being built?
The Land Department's release of 9 April 2026 puts first-quarter transactions at AED 252 billion (USD 68.6 billion), up 31% in value on the first quarter of 2025, across 60,303 transactions, up 6%. It counts 48,448 investors in the quarter, of whom 29,312 were new, up 14%. Foreign investment in the quarter came to AED 148.35 billion (USD 40.4 billion).
The IMF's staff statement of 17 July 2026 describes real estate activity as having moderated in the first half of 2026 after several years of strong expansion, and records that banks remain well capitalised and liquid, with capital buffers well above required ratios.
Demand has people behind it. The Dubai Data and Statistics Establishment counted 4,807,185 residents on 29 September 2026, up 226,885 from the 4,580,300 at the end of 2025.
On supply, Land Department data for the first half of 2026, published on 20 August 2026, shows 104 projects completed, with 24,537 new residential units against 18,043 in the first half of 2025, a rise of 36%. The pipeline of the projects in our catalogue, as at 13 October 2026, follows.
Projects in our catalogue that are not sold out, by the handover quarter their developers state:
| Handover year | Q1 | Q2 | Q3 | Q4 | Projects |
|---|---|---|---|---|---|
| 2026 | 23 | 36 | 23 | 78 | 160 |
| 2027 | 56 | 74 | 54 | 111 | 295 |
| 2028 | 42 | 58 | 34 | 86 | 220 |
| 2029 | 43 | 26 | 17 | 32 | 118 |
Registered projects in our catalogue, by the year of their registered completion date:
| Completion year | Registered projects | Units |
|---|---|---|
| 2026 | 62 | 27,744 |
| 2027 | 138 | 49,040 |
| 2028 | 101 | 34,642 |
| 2029 | 62 | 25,995 |
The fourth quarter holds the largest share of handovers in every year, 49% of the 2026 projects and 38% of those for 2027, which matters to a buyer planning when the first rent arrives. The 49,040 units registered for 2027 are about a year of completions at the pace of the first half of 2026.

What protects your money?
For an off-plan home, Law No. 8 of 2007 applies to every developer in Dubai that sells off-plan, and your instalments go to the project's escrow account. How to pay for a Dubai property from abroad follows the money into that account, and how buyers are protected in Dubai sets out the Oqood register and the role of RERA.
Two points from the Land Department's own FAQ are less often read. RERA monitors the progress of construction in a project at intervals, and a project that falls behind receives a notice to the developer, with cancellation proceedings if the developer does not comply. And an investor may ask for a completion report on his own unit, for an audit fee the FAQ gives as AED 15,000 (about USD 4,080). We market only RERA-registered off-plan projects with an escrow account.
What does it cost to buy, and to leave?
The Land Department's Property Sale Registration page, read on 14 October 2026, sets the transfer fee at 4% of the sale value, 2% from the seller and 2% from the buyer. It adds the trustee registration fee of AED 4,000 plus VAT where the sale value is AED 500,000 or more, and AED 250 for the title deed. The cost of buying property in Dubai lists every fee in the order you pay it.
The two halves of the fee give a figure worth holding. You pay 2% on the way in and receive the sale price less 2% on the way out, so the price has to rise about 4.1% for the round trip through the Land Department to be covered, before the trustee fee and any agency commission. That favours a holding period measured in years.
Leaving is quick once a buyer is found. The Land Department gives the service time for registering a sale as 25 minutes, at a Real Estate Registration Trustee centre, with the developer's electronic no-objection certificate, requested through the Dubai REST app, for a freehold property.
What does the dirham peg mean for your money?
The Central Bank of the UAE's rate sheet of 1 June 2026 lists the dollar at AED 3.6725. The IMF's country report of April 2009 records the same mid-point since November 1997. AED 1,000,000 is therefore USD 272,294 on any day, and a rent paid in dirhams is a dollar income to the cent.
For a buyer paid in the dollar, no exchange rate sits between the rent and the income. For a buyer paid in another currency, the exchange risk is the one between that currency and the dollar, and it is met when money moves, in or out. We quote every price in dirhams with the dollar beside it for that reason. The IMF's staff statement of 17 July 2026 expects the UAE's government and external balances to remain in surplus in 2026.
What residency can a purchase bring?
The Land Department's Golden Visa page for investors, read on 14 October 2026, sets one test: a property with a purchase value of AED 2 million or more (about USD 544,600) at the time of purchase, wholly owned by the applicant. The permit is a ten-year renewable residence permit. Where the property is mortgaged, the bank issues a no-objection letter stating the paid amount and the balance. Your husband or wife, children and parents can be sponsored. The page gives the total fee for the ten-year permit as AED 9,884.75 (about USD 2,690).
The steps, and what a family needs to prepare, are in our Golden Visa guide.
Who is Dubai property for?
Dubai property suits the investor in the first line, who holds for years so that the 4.1% round trip is spread across them. A buyer of an off-plan home on a payment plan gains a handover date to plan around, and the table above shows where those dates fall. Our guide to investing in Dubai real estate sets out the four routes in more detail.
A buyer who wants rent before an off-plan handover quarter looks at ready homes, and one who needs the capital back within a year or two waits.
