The process begins with selecting a villa and signing a Memorandum of Understanding (MOU) via Form F. You pay a deposit of typically 10% to the broker, who holds it in escrow.
The transfer of ownership is registered with the Dubai Land Department (DLD). Transaction costs amount to approximately 7–8%: 4% DLD transfer fee, 2% brokerage commission and administrative charges. For completed villas, a snagging inspection is carried out to verify build quality.

Villas offer more space, a private garden, a private pool and no shared walls, ideal for families and those seeking privacy. Rental yields typically range between 4–6% net, slightly below apartments (5–8%), but capital growth has historically been stronger thanks to the land component.
Maintaining a villa is more demanding: garden care (AED 1,500–3,000/month), pool maintenance (AED 500–1,200/month) and air conditioning for larger floor areas. Service charges in villa communities range between AED 3 and AED 8 per square foot per year.
Financing and mortgages
Foreign nationals can finance up to 50% of the value through a mortgage with UAE banks. Interest rates currently range between 4.5–6.5% per year, depending on the bank and the term (maximum 25 years).
For off-plan villas, developers frequently offer interest-free payment plans: a 10–20% down payment, instalments during construction and the balance on handover. Some developers even offer post-handover plans of up to 3 years after completion.
