Golden Visa Dubai Through Real Estate Investment

The Golden Visa is the most sought-after residence document in the UAE: a ten-year residency visa that renews automatically and offers exceptional benefits. For property investors, the route is clear: invest a minimum of AED 2,000,000 in Dubai real estate and you qualify. Golden Visa Requirements for Property Investors

Following the 2022 revision, the requirements for a Golden Visa through property investment are as follows:

Minimum investment: AED 2,000,000 (approximately USD 545,000) in real estate. This may be spread across multiple properties, provided the total is at least AED 2,000,000 and all properties are located in freehold zones.

Form of ownership: the property must be held in your personal name (not through a company) and registered with the Dubai Land Department with a Title Deed.

Mortgage: mortgaged property counts, provided the total value of the property (not the unencumbered portion) is at least AED 2,000,000. This is an important difference from the two-year property visa, where only the unmortgaged portion counts.

Off-plan property: off-plan investments count towards the Golden Visa, provided the property is registered via Oqood at the DLD and the total contract value is at least AED 2,000,000. You do not need to wait for handover.

No minimum income or minimum stay is required for the application itself, but the visa may lapse after an absence of more than 180 days.

The Golden Visa Application Process

The Golden Visa application process runs through GDRFA (General Directorate of Residency and Foreigners Affairs) and the ICP (Federal Authority for Identity, Citizenship, Customs and Port Security):

Step 1 - Property verification: the DLD issues a confirmation letter stating that your property investment meets the Golden Visa criteria. Processing time: 1-3 working days. Cost: AED 320.

Step 2 - Online application: submit your Golden Visa application via the ICP website or the GDRFA app. Upload your passport, Title Deed(s), DLD confirmation letter, passport photo, and proof of health insurance. Cost: approximately AED 2,830 for the visa.

Step 3 - Entry Permit: after approval, you receive an Entry Permit to enter the UAE (if you are outside the UAE). Validity: 60 days.

Step 4 - In Dubai: medical examination (AED 320-500), biometric registration, and Emirates ID application (AED 1,110 for 10 years).

Step 5 - Visa issuance: the Golden Visa stamp is placed in your passport. The entire process takes 2-4 weeks from the initial application.

Total Golden Visa costs: approximately AED 5,000-6,500 (USD 1,360-1,770), excluding the property purchase.

You can open a UAE bank account for efficient management of rental income, you hold a "Plan B" residency in a stable country, and your children can study or work in the UAE without a separate visa.

For prospective emigrants: if you are considering moving your tax residence to the UAE, the Golden Visa is the strongest foundation. By residing in the UAE for at least 183 days per year, you may be able to deregister as a tax resident of your home country and benefit from 0% income tax on worldwide income. Note: this requires careful planning with an international tax adviser to ensure your home country no longer treats you as tax resident.

When selecting property specifically for Golden Visa qualification, there are several strategic considerations:

One property of AED 2,000,000+: the simplest route. A two-bedroom apartment in Dubai Marina, Downtown or Business Bay typically falls within this price bracket. Advantage: a single Title Deed and simple administration.

Multiple properties totalling AED 2,000,000+: you could, for example, combine two apartments of AED 1,000,000 each. Advantage: risk diversification and higher total rental income. Disadvantage: more administration.

Off-plan + completed: combine a completed apartment (immediate rental income) with an off-plan investment (capital growth). As long as the total is at least AED 2,000,000, you qualify.
