Selling your property in Dubai
A valuation grounded in comparable transactions, and a sale conducted with discretion from listing to transfer.
A price grounded in evidence
Our valuations are grounded in what has transacted in your building and your layout, not in what a seller hopes to hear. A price set at the level the market will bear achieves its best result within the opening weeks of a listing.
We set out what the valuation means for your likely timeline before the sale begins, so that the figure and the process are understood together. From listing to transfer, the sale is conducted on your behalf with discretion.
Four steps to a transfer
- 01Valuation
What your exact layout has achieved in your building and its neighbours, set against what is currently competing with it.
- 02Presentation
Photography, a floor plan and a listing written to be read, placed on the portals buyers use.
- 03Viewings
Access and every question are handled on your behalf, with feedback after each viewing on what it means for the price.
- 04Transfer
The buyer’s offer, the developer’s no objection certificate, and the transfer at the Dubai Land Department.

The evidence behind the price
The valuation begins with recorded transactions for your exact layout where they exist, then the same layout in comparable buildings, then the current listings and their time on the market.
- Recorded sale prices first, with current asking prices read as a view of your competition
- Floor, view and finish, which move the number more than the address alone
- What is coming to the building: a large handover nearby reshapes the competition
- The service charge position, reviewed closely by any serious buyer
The determining factors
Issued by the developer once service charges are settled, this is the step most likely to affect the timeline, so we initiate it early.
Where one exists, it is settled before transfer. We set out the sequence for this at the outset.
A cash buyer and a mortgaged buyer represent different timelines. We confirm which applies before an offer is accepted.
Where you are not in Dubai for the transfer, a power of attorney allows it to complete in your absence.
Questions from our sellers
How long does a sale take?
Typically a matter of weeks, from agreed offer to transfer, for a cash buyer, and longer where a mortgage or a developer’s no objection certificate is involved. The time taken to find a buyer depends chiefly on the asking price.
Do I have to be in Dubai?
No. A power of attorney allows the transfer to complete in your absence. We arrange its drafting and notarisation.
What does it cost to sell?
Agency commission on the sale price, the developer’s fee for the no objection certificate, and settlement of any outstanding service charges or mortgage. The Land Department transfer fee is normally paid by the buyer. We confirm the full figure in writing before your property is listed.
Can you sell a property you did not sell me?
Yes. We accept listings regardless of who handled the original purchase.
What if I want to sell before handover?
An off-plan unit can usually be assigned to a new buyer once a set share of the price has been paid, subject to the developer’s rules and fee. We confirm the specific developer’s position before marketing it.
Your property, valued
Share the building, the layout and the floor, and we return with a valuation grounded in comparable transactions.
