Investment property in Dubai

We weigh the payment plan, the service charges and the exit alongside the yield, so the return is judged on what the purchase leaves you with.

The whole picture

A complete investment case

Dubai charges no annual property tax and no income tax on rent, one reason many investors consider it first. We build every case with the costs beyond the price included from the outset.

Every case we prepare accounts for service charges, void periods, furnishing, management, and the effect of nearby handovers on achievable rent, set out alongside the entry price and the yield.

Entry price by area

Median entry price per square foot, set out by area. The spread between the centre and the outer communities runs about three to one, and it shapes a yield more than any other choice you make.

Each project's starting price over its smallest home, then the median for the area. Based on asking prices.
Strategies

Four ways to invest

Buy to let

A completed unit, furnished and let on a twelve-month contract, producing income from the first month. The most predictable of the four.

Off-plan to handover

Staged payments while the building rises, then let on completion. Less capital committed at the outset, with greater exposure to the handover date.

Holiday letting

Higher gross income in the right building, weighed against furnishing, licensing, management and void weeks. Location determines the outcome.

Resale before handover

Assigning the contract to another buyer once sufficient of the price has been paid, subject to the developer’s rules and to market conditions.

Our diligence

The checks behind every case

Every investment case is built on the same questions, asked in the same order.

  • The entry price per square foot against the area, and whether any premium is explained by something real
  • What the building lets for today, and what the service charge takes from that figure
  • What else hands over nearby in the same window, representing the competition for tenants
  • What the developer’s delivery record shows
  • How the position would be exited, and who the likely buyer would be

Questions from our investors

What yield should I expect?

It depends on the building, the layout, the furnishing and how the property is let. We build the figure for the specific unit, with the service charge and the void assumption set out in writing, so the basis of the number is always clear.

Is off-plan or ready better for income?

Ready property earns from the first month and costs more per square foot. Off-plan ties up less capital now and earns nothing until handover. Which suits you depends on whether income soon or capital efficiency matters more.

What are the taxes?

Dubai charges no annual property tax and no income tax on rental income. Tax may still be owed in your country of residence, on the income or the gain, and that is a matter for an adviser there.

Does an investment get me residency?

It can. A property investment of AED 2 million or more qualifies for the ten-year Golden Visa under the current rules. We confirm what a given purchase would qualify for before you commit.

Can I buy through a company?

Yes, and it is common practice. The structure chosen affects the transfer process and the position on resale, so it is settled before you reserve.
