Annual operating costs comprise: service charges (AED 5,000–15,000 depending on the building), DEWA charges if you cover the utilities yourself (AED 3,000–6,000), insurance (AED 500–1,000) and, if desired, property management (8–10% of the annual rent).
For an AED 500,000 studio with an annual rent of AED 40,000 and total annual costs of AED 10,000, the net return works out at approximately 6%, before any capital appreciation of the property itself.
Studio versus 1-bedroom apartment
The choice between a studio and a 1-bedroom apartment depends on your investment strategy. Studios offer a lower entry cost and a higher percentage return. They are easier to let and attract a steady stream of tenants.
