Emaar real estate projects in Dubai: the benchmark of the market
Emaar Properties is the largest, most renowned and publicly listed real estate developer in Dubai and the Middle East. Founded in 1997, Emaar is responsible for some of the most iconic projects in the world, including the Burj Khalifa (the world's tallest building), The Dubai Mall (the world's most visited shopping centre) and Dubai Marina. With more than 95,000 residential units delivered in Dubai, Emaar offers foreign buyers the highest level of certainty, build quality and resale value.
Why Emaar is the preferred choice of foreign buyers
Emaar has an unmatched track record in Dubai. The company is listed on the Dubai Financial Market (DFM) under the ticker EMAAR, with a market capitalisation of more than AED 60 billion. This transparency and scale offer buyers a level of certainty that smaller developers cannot match.
The main reasons international buyers choose Emaar:
Delivery timelines: Emaar is known for consistently meeting handover dates. Where some developers experience delays of 12–24 months, Emaar generally delivers on time or with minimal delay.
Build quality: the materials, finishes and construction quality of Emaar projects are consistently high. This translates into lower maintenance costs over the long term.
Resale value: Emaar properties hold their value better than comparable properties by lesser-known developers. In a falling market, Emaar prices generally decline less; in a rising market, they benefit more strongly from the brand reputation.
Professional management: Emaar has its own management companies (Emaar Community Management) that administer the service charges and maintenance of completed communities. This ensures a consistent standard of upkeep.
Signature communities: Downtown Dubai
Downtown Dubai is Emaar's crown jewel, the beating heart of the city, built around the Burj Khalifa and The Dubai Mall. This masterplan comprises dozens of residential towers, hotels, offices and retail spaces in a compact, walkable city centre.
Key residential projects in Downtown: The Address Residences (multiple towers with hotel service), Boulevard Point, Burj Vista, Act One | Act Two, Opera Grand, The Grande, St. Regis Residences and Vida Residences.
Price level: apartments in Downtown range from AED 1,500–3,500 per square foot, depending on the view (Burj Khalifa view, Fountain view), the floor and the specific project. A 1-bedroom apartment starts around AED 1.5 million; a 2-bedroom with fountain views around AED 3–5 million.
Rental yield: gross 5–7% for standard units, lower (4–5%) for premium units with Burj Khalifa views, which command a higher price per square foot. Rental demand is consistently strong thanks to the central location and proximity to DIFC.
Signature communities: Dubai Hills Estate
Dubai Hills Estate is Emaar's largest active masterplan, a 2,700-hectare community (larger than the centre of most European capitals) with villas, townhouses, apartments, an 18-hole golf course (designed by the European Tour Performance Institute), Dubai Hills Mall, a hospital, schools and extensive parkland.
Residential options: Dubai Hills Estate offers exceptional diversity. Villas range from 3-bedroom units (AED 4–7 million) to mega-mansions on the golf course (AED 30–100+ million). Townhouses are available from AED 2.5 million. Apartments in the towers along the boulevard start around AED 900,000 for a studio.
Why Dubai Hills is popular: the community combines the calm of a villa district with the accessibility of a city centre. Its position on Al Khail Road and Umm Suqeim Road offers fast connections to Downtown, Dubai Marina and the airports. Dubai Hills Mall (opened in 2022) makes the community self-sufficient.
For buyers seeking a family-friendly environment with spacious homes, green space and good international schools nearby, Dubai Hills Estate is generally our leading recommendation.
Signature communities: Dubai Creek Harbour and Emaar Beachfront
Dubai Creek Harbour is Emaar's ambitious waterfront project on the historic Dubai Creek, a new urban district intended to surpass the Burj Khalifa in height with the Dubai Creek Tower (in development). The community comprises residential towers, an island district, a marina and extensive retail space.
Key projects: Creek Rise, Creek Gate, Harbour Views, Palace Residences, Vida Creek Harbour and the new Creek Beach district with direct access to an artificial beach. Prices start around AED 1,200/sqft for apartments with Creek views.
Emaar Beachfront is an exclusive island between Dubai Marina and Palm Jumeirah with direct access to a 750-metre private beach. It comprises 27 residential towers in a secluded, resort-style setting. Beachfront apartments offer a rare combination of sea views, beach access and proximity to Dubai Marina.
Prices at Emaar Beachfront range from AED 1,800–3,000/sqft. A 1-bedroom apartment starts around AED 1.8 million. Rental demand is strong due to the unique location and limited supply.
Other current Emaar communities: The Valley (an affordable villa community in Dubailand), Emaar South (near Al Maktoum Airport), Rashid Yachts & Marina (waterfront living at Port Rashid) and Arabian Ranches 3 (the newest phase of the popular villa community).
Buying off-plan from Emaar: the process
Emaar regularly launches new off-plan projects with attractive payment plans. The process is as follows:
Registration: you register your interest via Emaar's website or through Augusta Properties. For popular projects, early registration is essential: some launches sell out within hours.
Booking: at launch you select a unit and pay a booking amount (typically 5–10% of the purchase price). You sign the Sales and Purchase Agreement (SPA) and the Oqood (off-plan registration with the DLD).
Payment plan: Emaar generally applies a 60/40 or 70/30 schedule: 60–70% during construction (spread across milestones) and 30–40% at handover. Some projects offer an extended plan with payments up to 3 years after handover.
Registration fees: 4% DLD registration fee, 4% Oqood registration fee for off-plan (offset against the final DLD registration at handover), and AED 5,250 in administration fees.
At Augusta Properties, we have direct relationships with the Emaar sales team and are informed of upcoming launches at an early stage. This gives our clients a head start in selecting the best units.
Investing in Emaar: returns and outlook
Emaar properties offer a combination of stable rental yield and above-average capital growth. Historical data show that Emaar projects have achieved average price growth of 40–60% over the past five years in popular communities such as Dubai Hills Estate and Downtown Dubai.
Rental yields vary by community: Downtown Dubai: 5–7% gross. Dubai Marina: 6–8% gross. Dubai Hills Estate apartments: 6–7% gross. Dubai Hills Estate villas: 4–6% gross. Emaar Beachfront: 5–7% gross. Dubai Creek Harbour: 6–8% gross.
The premium you pay for Emaar (on average 10–20% more than comparable projects by lesser-known developers) is justified by the higher resale value, stronger rental demand and lower risk of quality issues or handover delays.

Frequently asked questions
Are Emaar properties more expensive than those of other developers?+
On average 10–20% more expensive, but resale value, rental demand and build quality are correspondingly higher. Emaar is a premium brand that structurally earns back its price premium. On resale, Emaar properties consistently outperform comparable properties by lesser-known developers.
Can I buy off-plan from Emaar as a non-resident?+
Yes, Emaar sells off-plan to buyers of all nationalities, regardless of whether you already live in the UAE. You only need a valid passport. The purchase process can be handled entirely remotely with a Power of Attorney if you cannot be physically present.
How reliable are Emaar's handover timelines?+
Emaar is known for consistently meeting handover dates and is the most reliable major developer in Dubai in this respect. Delays do occur but are generally limited to 3–6 months, whereas some other developers experience delays of 12–24 months. Emaar communicates proactively about progress.
Which Emaar project is best for rental yield?+
Dubai Creek Harbour and Dubai Hills Estate apartments currently offer the best rental yields (6–8% gross) thanks to relatively lower entry prices and strong rental demand. Downtown Dubai offers a slightly lower yield (5–7%) but stronger capital growth. We advise you based on your specific objectives.
Does Emaar provide a warranty against construction defects?+
Yes, Emaar provides a structural warranty of 10 years on the construction and 1 year on the finishes (fit-out). Defects discovered within these periods are repaired free of charge. After the warranty period, maintenance is at the owner's expense.
Can I resell my Emaar off-plan unit before handover?+
Yes, this is permitted after payment of a minimum percentage of the purchase price (typically 30–40%). You pay an NOC fee to Emaar and DLD transfer fees. Reselling off-plan units (also known as flipping) can be highly profitable in a rising market, but also carries risk if the market falls.
