Dubai Hills Estate is a joint venture between Emaar and Meraas, an 11-million-square-metre district built around an 18-hole championship golf course, with a range of villa types, international schools and its own mall.

Emaar's own figures put the site at 2,700 acres, with 1.45 million sqm of parks and open space, an 18-hole championship golf course, the 180,000 sqm Dubai Hills Park and a 54 km cycle route running through it. Dubai Hills Mall, at 282,000 sqm, opened in February 2022. King's College Hospital sits within the community, along with several international schools.
The estate sits on Al Khail Road and Mohammed Bin Zayed Road, a short drive from both Downtown Dubai and Dubai Marina, and is fully gated with its own security. Emaar is still releasing new phases here, ten years after launch (Emaar H1 2026 results, August 2026).

Dubai Hills Estate is built out across several villa subcommunities.
Maple: 3 to 5 bedrooms, 220 to 370 sqm, plots of 360 to 600 sqm, close to the schools.
Sidra: 3 to 5 bedrooms, 270 to 420 sqm, plots of 450 to 750 sqm, some with a golf-course view.
Club Villas: 4 to 5 bedrooms, 350 to 500 sqm, plots of 550 to 900 sqm, overlooking the golf course.
Fairway Villas: 5 to 7 bedrooms, 500 to 800 sqm, plots of 800 to 1,400 sqm, with direct golf-course access.
Hillcrest and Emerald Hills are the newest phases, with more contemporary architecture and larger plots.
