Dubai Hills Estate is Emaar's flagship master-planned community, an expansive, green district built around an 18-hole golf course, with a range of villa types, international schools, Dubai Hills Mall and direct connections to the main highways.

The community in detail

Dubai Hills Estate covers 11 million square metres and is a joint venture between Emaar and Meraas. The community offers a complete ecosystem: Dubai Hills Mall (more than 600 stores), an 18-hole championship golf course, Dubai Hills Park (one of Dubai's largest parks), a hospital (King's College Hospital) and several international schools.

The location is central: 10 minutes from Downtown Dubai, 15 minutes from Dubai Marina and directly on Al Khail Road and Mohammed Bin Zayed Road. The community is fully gated with 24-hour security.

Villa types and subcommunities

Dubai Hills Estate offers several villa subcommunities:

Maple: 3–5 bedrooms, 220–370 sqm, plots 360–600 sqm. Prices: AED 3.5–6 million. Ideal for families, close to schools.

Sidra: 3–5 bedrooms, 270–420 sqm, plots 450–750 sqm. Prices: AED 5–8 million. Premium finishing, some with golf views.

Club Villas: 4–5 bedrooms, 350–500 sqm, plots 550–900 sqm. Prices: AED 7–12 million. Larger plots overlooking the golf course.

Fairway Villas: 5–7 bedrooms, 500–800 sqm, plots 800–1,400 sqm. Prices: AED 12–30 million. The luxury segment with direct golf course access.

Hillcrest and Emerald Hills: Newer phases with modern architecture and larger plots. Prices: AED 6–15 million.

Why international buyers choose Dubai Hills

Dubai Hills Estate is the most popular villa community among European buyers. The reasons are clear: a green, safe environment reminiscent of established suburban districts in Europe, excellent international schools (GEMS Wellington, Nord Anglia) and a complete range of amenities.

Rental yields for villas in Dubai Hills Estate range between 4.5–5.5% net, higher than many comparable communities. Demand for rental villas is strong given the community's popularity with expat families.

A 4-bedroom Sidra villa (AED 6 million) generates approximately AED 300,000–350,000 per year in rent (5–5.8% gross). After deducting service charges (AED 3.50/sqft), maintenance and management costs, around 4.5% net remains.

Capital growth is equally strong. With new phases launching at ever higher prices, existing villas are being driven up in value. The golf course and the mature landscaping in older phases are additional value drivers.

Schools and amenities

Within or directly adjacent to Dubai Hills Estate are several top schools: GEMS Wellington Academy Al Khail, GEMS New Millennium School, Nord Anglia International School and South View School. This makes the community particularly attractive to families.

Sports facilities include the golf course, running tracks, cycle paths, outdoor fitness parks, tennis courts and a cricket ground. Dubai Hills Mall offers shopping, restaurants, a cinema and a hypermarket.

King's College Hospital Dubai is directly accessible from the community, along with various clinics and pharmacies.
