The Dubai market, in figures
Every figure below is drawn from the 2,058 projects in our catalogue, and each can be checked against its source.
Value per square foot
Median price per square foot across the areas holding at least ten projects: a lower figure marks a more accessible entry, and from Business Bay to Dubai Land the spread runs close to two to one.
The handover pipeline
Off-plan projects by the year each is due to complete, a shape that indicates the rental competition a unit is likely to meet in its first month of handover.
Built against building
The ten busiest areas, divided between what is ready to move into and what is still under construction; an area that is almost entirely off-plan reflects confidence in the area as much as in any one building.
Payment at reservation
Off-plan projects by the share of the price due at reservation: a median of 10%, with 13% of plans continuing to take payments after the keys are handed over.
The lowest point of entry
The lowest starting price on record in each area holding at least ten projects, one apartment in one project, and best read as the floor for that area.
Live supply, by developer
Live projects by developer: the count indicating whose stock a buyer is shown most often, and whose handover record carries the greatest weight in the market.
How these numbers are made
Every figure on this page is one you can check yourself: computed from the 2,058 Dubai projects in our catalogue, 1,564 off-plan and 494 completed. Prices are the developer's starting price for a project, in dirhams, before any negotiation. Sizes are the smallest home in the project.
These are developers' asking prices for new stock, so they show what the market is offering today. You find out what a specific unit is worth, and what it would let for, on a call.
