DAMAC deliberately positions itself in the premium and ultra-luxury segment of the Dubai market. The company was listed on the Dubai Financial Market until 2022, when founder Hussain Sajwani took it fully private through a buy-out. Since then, DAMAC has operated as a private company, giving it greater flexibility in project development and marketing.
DAMAC's track record is impressive in scale: more than 47,000 delivered units and a land bank of hundreds of millions of square feet. Build quality is generally good to excellent in the premium projects, although some older mid-market projects receive mixed reviews.
Important for buyers: DAMAC projects have historically sometimes had longer delivery timelines than Emaar. For off-plan purchases, we advise allowing for possible delays of 6–12 months. DAMAC Hills: the golf community
DAMAC Hills (formerly AKOYA by DAMAC) is DAMAC's flagship community, a 4,200-hectare masterplanned district built around the Trump International Golf Club Dubai (an 18-hole championship course). The community offers villas, townhouses and apartments in a green, family-friendly setting.
Residential options: villas range from 3-bedroom (from AED 2 million) to 6-bedroom luxury residences on the golf course (AED 10–25 million). Townhouses are available from AED 1.5 million. Apartment towers along the boulevard offer units from AED 600,000.
Amenities: an 18-hole golf course, clubhouse, multiple swimming pools, sports grounds, a retail boulevard, an international school, a mosque and extensive parkland. The community is now largely completed, meaning you can move in or lease out immediately.
Location: DAMAC Hills sits on Hessa Street (D61), with good connections to Dubai Marina (20 minutes), Downtown Dubai (25 minutes) and Al Maktoum Airport (20 minutes). The proximity of the planned metro expansion (Route 2020 extension) will further improve accessibility.
Rental yield: gross 7–9% for apartments, 5–7% for villas, considerably higher than comparable Emaar communities thanks to the lower entry prices.
DAMAC Lagoons: tropical living in the desert
DAMAC Lagoons is DAMAC's newest and most ambitious community, a spectacular project inspired by tropical destinations, with artificial lagoons, water parks and themed districts. The community is being developed in clusters, each with its own theme: Costa Brava, Malta, Santorini, Nice, Venice, Monaco, Maldives and more.
Residential options: townhouses and villas in various sizes, from 4-bedroom townhouses (from AED 1.3 million) to detached villas with private pools and lagoon access (AED 3–8 million). Each cluster has a unique architectural theme evoking the atmosphere of its namesake destination.
Amenities: artificial lagoons with sandy beaches, water parks per cluster, floating restaurants, water sports facilities, retail boulevards, international schools and medical facilities. The concept is unique in Dubai and attracts families seeking a resort-style way of living.
Status: DAMAC Lagoons is in active development, with the first clusters at various stages of construction. Handover is phased from 2025–2027. Off-plan purchases are available with payment plans from 60/40 to 80/20.
For international families seeking a distinctive living environment at a competitive price, DAMAC Lagoons is an interesting option. Entry prices are lower than comparable Emaar communities, although the location (near Dubailand) is less central.
Branded residences: Cavalli, de Grisogono and Fendi
DAMAC sets itself apart from other developers through extensive collaborations with world-famous luxury brands for branded residences. This concept (homes designed and furnished in partnership with a fashion house) is a growing segment of the Dubai market.
Cavalli Tower (Dubai Marina): a tower designed in collaboration with Roberto Cavalli, with interiors reflecting the signature Cavalli aesthetic: animal prints, gold accents and opulent materials. Luxury apartments with spectacular views over the marina and the sea. Prices from AED 1.5 million.
DAMAC Tower Nine Elms (London): in collaboration with Versace Home and Fendi Casa, with two floors of Versace design and two floors of Fendi design. This project illustrates DAMAC's international ambitions.

For investors, branded residences offer a distinct advantage: the brand association increases appeal for short-term (holiday) rentals and can command a premium on resale. Service charges are, however, higher than in standard residences due to the premium level of maintenance and amenities.
Payment plans and off-plan advantages
DAMAC is known for aggressive, buyer-friendly payment plans on off-plan purchases. Where Emaar typically applies 60/40 or 70/30, DAMAC regularly offers schedules that are more favourable to the buyer:
Typical schedules: 10–20% down payment at booking. 40–50% spread across the construction period (linked to milestones). 30–50% at or after handover (sometimes spread up to 2–3 years post-handover).
At some launches, DAMAC even offers 1% per month payment plans over the full term, minimising the monthly cash-flow burden. This makes DAMAC projects accessible to buyers who wish to preserve their liquidity.
In addition, DAMAC regularly offers incentives: a DLD fee waiver (DAMAC pays the 4% registration fee), service charge exemptions for the first years, furnished handover and guaranteed returns for the initial years (on selected projects).
