The best area to buy in Dubai is the one that matches what you want the home to do. Name the aim first and the 121 areas with homes on sale become a short list.
Each section below gives what our catalogue holds for one aim, computed on 13 October 2026 from the 1,970 projects on sale in Dubai that day, and names the official source for any figure that is not ours. A table puts fourteen areas side by side, each linked to its own page.
Which area gives the best rental income?
Rental income depends on the price you pay, the rent the home lets for and the service charge that comes off the rent, and Dubai property service charges works that sum through to a net yield. The area moves the price most. In our catalogue the median project enters at AED 1,299 per square foot in Dubai South, AED 1,344 in Jumeirah Village Circle and AED 1,428 in Al Furjan, against AED 2,655 in Business Bay, AED 3,751 in Downtown Dubai and AED 7,605 on Palm Jumeirah. A service charge is set per square foot, so the same charge takes a larger share of a lower rent.
The rent itself is public. The Dubai Land Department's Rental Index, whose service page was updated on 7 October 2026, returns the average rent for an area, a property type and a number of bedrooms, through the Dubai REST app, DubaiNow, the Ejari website and the department's own site. Property Monitor's gross yields by community, with their month, are in our guide to realistic rental yields in Dubai.
Which area fits your budget?
Every project sits in the price band of its cheapest home, so a budget points to the areas that hold the most at that price. Our catalogue counts the projects whose starting price falls in each band.
| Starting price | Areas with the most projects in the band |
|---|---|
| Under AED 1 million (USD 272,000) | Jumeirah Village Circle 125, Dubai South 66, Dubai Land Residence Complex 61, Jumeirah Village Triangle 33, International City Phase 2 24 |
| AED 1 million to under 2 million | Dubai Islands 43, Jumeirah Village Circle 24, Dubai South 22, Dubai Creek Harbour 22, Business Bay 21, Al Furjan 21 |
| AED 2 million to under 5 million | Dubai Islands 57, Business Bay 18, Jumeirah Village Circle 14, Dubai South 14, Maritime City 12 |
| AED 5 million and above | Business Bay 21, Palm Jebel Ali 21, Palm Jumeirah 16, Jumeirah 13, The Wilds by Aldar 11 |
Jumeirah Village Circle appears in the first three bands: 125 of its 197 projects start below AED 1 million, 24 between AED 1 million and 2 million, and 14 between AED 2 million and 5 million. One community holds apartments, townhouses and villas at different prices, so inside it the choice is the project. Across Dubai, 657 projects start under AED 1 million.
Which area suits the Golden Visa?
The residency threshold is a test of the value of the property you buy, and our Golden Visa guide sets out the rule and the application. Our catalogue holds 540 projects whose starting price is already at or above that threshold, and they sit in more areas than the prime addresses alone. All 24 projects on Palm Jebel Ali start above it, as do 62 of the 116 on Dubai Islands, 39 of 92 in Business Bay and 20 of 27 on Palm Jumeirah. Downtown Dubai and Dubai Hills Estate have 14 each, and two communities better known for lower prices have projects above it too, with 15 in Jumeirah Village Circle and 14 in Dubai South. The deciding step is the project and the value of the home within it.
Where can you buy a ready home, and where do homes hand over in 2026?
A ready home can be walked through, valued and let from the day you own it, and 508 of the 1,970 projects on sale are ready now. Jumeirah Village Circle has 76, Business Bay 40, Dubai Land 30 and Downtown Dubai 29.
A further 103 projects hand over in 2026, nine of them on Dubai Islands, eight in Jumeirah Village Circle and seven in Business Bay. Palm Jumeirah has 13 ready projects and four handing over this year, so one island serves a buyer who wants keys now and one who can wait a few months. On Dubai Islands 115 of the 116 projects are still to be built, with handovers dated 2026 to 2031.

Handover years cover the off-plan projects with a stated date. The post-handover column counts projects whose payment plan has an instalment due after handover, with their share of the area's projects in brackets.
An entry-price area such as Jumeirah Village Circle, with 197 projects, or Dubai South, with 119, moves the decision to the developer, the building and its service charge. Payment plans help there: 23 projects in Jumeirah Village Circle and 22 in Dubai South include an instalment after handover, which our guide to off-plan payment plans explains. Downtown Dubai, Dubai Marina and Palm Jumeirah have no post-handover instalment among their projects in our catalogue, and their median entry prices run from AED 2,777 to AED 7,605 per square foot. Dubai Islands runs to 2031 and Palm Jebel Ali to 2030, and Palm Jebel Ali has no ready project and Dubai Islands one.
Which areas are new, and what is the official plan behind them?
The Dubai 2040 Urban Master Plan, launched on 13 March 2021 according to the Dubai Media Office, centres growth on five urban centres: Deira and Bur Dubai, Downtown and Business Bay, Dubai Marina and JBR, and two new ones, the Expo 2020 Centre and the Dubai Silicon Oasis Centre. It expects Dubai's residents to grow from 3.3 million in 2020 to 5.8 million by 2040, and it reserves 60% of the emirate for nature reserves and rural natural areas. Phase II, approved on 12 December 2022, adds a 20-minute city policy that raises population density around mass transit stations, so that residents reach 80% of their daily needs within 20 minutes. Our Dubai 2040 guide goes through the plan area by area.
The metro lines give that density its places and dates. The Roads and Transport Authority's Blue Line is a 30 km route with 14 stations, serving Dubai Festival City, Dubai Creek Harbour, International City, Dubai Silicon Oasis, Academic City, Mirdif and Al Warqa'a. On 3 May 2026 the Authority reported the line 20% complete, expected to reach 30% by the end of 2026, with opening set for 9 September 2029 and an investment of over AED 20.5 billion. Eight of the areas along its route hold 122 projects in our catalogue, among them Dubai Creek Harbour with 29, Al Jaddaf with 21, Dubai Silicon Oasis with 16, and International City and International City Phase 2 with 45 between them.
The Gold Line was approved on 22 April 2026. It runs 42 km with 18 stations from Al Ghubaiba to Jumeirah Golf Estates, by way of Mina Rashid, City Walk, Business Bay, Mohammed Bin Rashid City, Nad Al Sheba, Meydan and Jumeirah Village Circle, at an investment of around AED 34 billion and with inauguration scheduled for 9 September 2032. Eight of the areas it names hold 424 projects in our catalogue, 197 of them in Jumeirah Village Circle.
How do you check an area before you buy?
The tools named above are public. The Rental Index gives the rent, and the Service Charge Index on the Land Department's Mollak system, searched by master community, project, usage and budget year, gives the charge. The Roads and Transport Authority's pages for the Blue Line and the Gold Line give the stations. For the project, check that it is registered and pays into an escrow account, which our guide to how buyers are protected in Dubai sets out, and add up what comes on top of the price with our cost of buying guide.
