What does a property in Dubai really cost?

The purchase price is not the full amount you will need. On top of the price come one-off costs for the transfer at the Dubai Land Department, registration, the developer or the broker, and, with a mortgage, the bank as well. This calculator sets out those one-off costs for you, in AED, so you know in advance what amount you need to bring at purchase.

Frequently asked questions about purchase costs

What is the DLD fee on a purchase in Dubai?
The DLD transfer fee is 4% of the purchase price and is paid once to the Dubai Land Department on transfer. In addition, the DLD charges a fixed admin fee, and you pay the registration fee of the trustee office that handles the transfer.
Does the buyer pay the broker on a new-build in Dubai?
No. On a new-build (off-plan) purchase bought directly from the developer, the developer pays the broker. On a resale, a commission charged to the buyer is market standard; you can include it in the calculator.
How much of my own money do I need if I take out a mortgage in Dubai?
Banks in Dubai finance part of the purchase price; you contribute the rest yourself. On top of that come all the one-off costs, such as the DLD transfer fee, the registration fees, the mortgage registration, the valuation and the bank fee. The calculator shows this amount as your own contribution at the chosen financing level.
Are there annual taxes on property in Dubai?
Dubai has no annual property tax and no income tax on rental income. You do pay annual service charges for the maintenance of the building and the shared facilities. These are calculated per square foot and vary by building and by community.
