Why the 1-bedroom segment performs so strongly

More than 40% of all rental transactions in Dubai involve 1-bedroom apartments. The tenant base, single professionals, couples and young expats, is by far the largest segment of Dubai's growing population. Every year, tens of thousands of new expats settle in Dubai looking for a quality 1-bedroom apartment.

This makes the 1-bedroom segment the most liquid in the market: quickly let (2–3 weeks on average), quickly sold (30–45 days) and consistently appreciating. In every market cycle, rising or falling, this segment performs the most steadily.

Price comparison across the top areas

Prices for a 1-bedroom apartment vary widely by location. In Jumeirah Village Circle (JVC) you find options from AED 650,000 (approx. EUR 162,500), in Dubai Sports City from AED 550,000. Business Bay offers units from AED 850,000 and Dubai Marina from AED 1,100,000.

In the premium segment, prices are higher: Downtown Dubai from AED 1,500,000, Dubai Hills Estate from AED 1,100,000 and Palm Jumeirah from AED 1,800,000. The most expensive 1-bedrooms, in branded residences and premium towers, exceed AED 3,000,000.

The price per square foot gives the clearest picture of relative value: JVC around AED 1,000/sq ft, Business Bay AED 1,400/sq ft, Dubai Marina AED 1,600/sq ft and Palm Jumeirah AED 2,200/sq ft.

Net yields for 1-bedroom apartments range from 5% in premium locations to 8% in emerging areas. Typical annual rents and yields compare as follows:

JVC: rent AED 55,000–70,000, yield 7–8%. Business Bay: rent AED 70,000–110,000, yield 6.5–7.5%. Dubai Marina: rent AED 85,000–120,000, yield 5.5–7%. Downtown Dubai: rent AED 100,000–150,000, yield 5–6.5%. Dubai Hills: rent AED 75,000–95,000, yield 5.5–7%.

These figures are net of service charges and management costs. Compared with major Western European markets, where 2–3.5% net is typical, Dubai's yields are significantly higher.

A typical 1-bedroom apartment in Dubai offers 55–85 sqm (600–900 sq ft) of living space, comprising a living room, an open or semi-open kitchen, one bedroom, a bathroom and often a balcony. Premium projects offer more generous layouts of up to 100 sqm with a separate enclosed kitchen, walk-in wardrobe and guest toilet.

When selecting, the layout matters as much as the floor area. An efficient 65 sqm plan with well-separated living and sleeping zones feels more spacious than a poorly configured 80 sqm apartment. Financing options in the 1-bedroom segment

As a non-resident, you can borrow up to 50% from UAE banks against your 1-bedroom apartment. The minimum property value for mortgage lending is AED 500,000 at most banks. Rates currently range between 4.5% and 6.5% per year.

For off-plan 1-bedrooms, developers offer interest-free payment plans that spread the purchase over 3–7 years. This is often more advantageous than bank financing. Emaar, DAMAC and Sobha regularly offer payment plans with a deposit of just 10% and monthly instalments of 1% of the purchase amount.
