Dubai Marina offers a vibrant waterfront lifestyle reminiscent of Europe's great canal-side capitals, delivered in a thoroughly modern setting. Downtown Dubai sits at the very centre, beside the Burj Khalifa and Dubai Mall, the absolute heart of the city.
For buyers with a sharper budget, Jumeirah Village Circle (JVC), Dubai Hills Estate and Town Square are excellent alternatives. These areas offer modern apartments with good amenities at prices 30–50% below the premium locations.

Secondary market versus new-build
The Dubai property market has two segments: the secondary (resale) market and new-build (off-plan). On the secondary market, you buy existing property that is immediately available. The advantage is that you can view the apartment, know the actual service charges and can let it out straight away.
With new-build, you buy directly from the developer, often with attractive payment plans and at lower entry prices. Projects by Emaar, Sobha, DAMAC and Select Group offer payment plans with deposits of just 10–20%. The drawback is that you must wait for handover and cannot physically assess the finished result.

Market trends and seasonal patterns
The Dubai property market follows clear seasonal patterns. The high season for transactions runs from September to April, when the climate is pleasant and many international buyers visit the city. In the summer months (May–August), transaction volumes decline, which can create opportunities for sharper negotiation.
The market has shown a strong upward trend since 2021, driven by population growth, rising demand from Europe and a diversifying economy. Transaction values reached record highs in 2024, particularly in the premium segment. Analysts expect growth to continue, although the pace is likely to stabilise.
