In Dubai's warm climate, a pool is more than a luxury: it is a lifestyle element that enriches everyday living. Townhouses with access to a pool, whether a private plunge pool in the garden or an Olympic-size communal pool in the community, are in strong demand from buyers and tenants alike.

Private versus communal pool

With townhouses in Dubai there are two options: a private pool in your own garden or a shared communal pool in the community. Each has advantages and drawbacks that will shape your choice.

A private pool (typically a 3x5 metre plunge pool) offers maximum privacy and convenience: you step from your living room straight into the water. It is, however, more expensive to maintain (AED 800–1,500 per month for cleaning, chemicals and equipment) and requires additional safety measures where children are involved.

A communal pool is present in virtually every gated community in Dubai. It is free to use (covered by the service charges), professionally maintained and often equipped with changing rooms, showers and a children's pool. The downsides: weekend crowds and set opening hours.

Townhouse projects with a private pool

Private pools with townhouses are found mainly in the premium segment. Sobha Hartland II in MBR City offers selected townhouses with their own plunge pool, from AED 4,200,000 (approx. EUR 1,050,000).

Tilal Al Ghaf by Majid Al Futtaim offers townhouses around the crystal lagoon, with some units featuring a private pool, from AED 3,500,000. In Dubai Hills Estate, selected units in the Club Villas segment come with a private pool.

Dubai Hills Estate has several communal pools spread across the community, including an Olympic-size pool, children's pools and a clubhouse with a terrace. The facilities are high-quality and professionally maintained.

Arabian Ranches has the Arabian Ranches Community Centre with a spacious pool, jacuzzi and children's pool. The lounging terrace with shade sails creates a pleasant setting. DAMAC Hills offers its Community Centre with an infinity pool and a separate children's pool.

Villanova has multiple pool areas distributed across the community, positioned so that every cluster is within a 5-minute walk of a pool. Town Square offers a central pool complex with extensive facilities.

Maintenance and safety of private pools

Maintaining a private pool in Dubai requires attention. High temperatures accelerate the growth of algae and bacteria, making regular cleaning and chemical treatment essential. Most owners engage a professional maintenance company at AED 800–1,500 per month.

Evaporation is considerable: an uncovered pool loses up to 10 litres of water per square metre per day in summer. A cover or automatic pool blanket cuts evaporation by 90% and reduces DEWA costs.

Safety is critical, especially for families with young children. Dubai Municipality requires fencing around private pools of at least 1.2 metres high with a self-closing gate. Pool alarms and safety covers are strongly recommended.

Impact on rental and resale value

A private pool lifts a townhouse's rent by an average of 15–25%. For a 3-bedroom townhouse in the premium segment, this can mean an additional AED 30,000–50,000 per year. Lettability improves as well: homes with a pool let around 30% faster.
