Why a garage is essential in Dubai
The summer heat in Dubai is intense. A car parked in the sun can reach an interior temperature of more than 70°C. This is not just uncomfortable: over time it damages the dashboard, upholstery and electronics. A garage protects your vehicle and reduces air-conditioning costs.
A garage also protects against sand and dust, a constant challenge in the desert. After a shamal (sandstorm), a car left outside is covered in a layer of fine sand that damages the paintwork. A garage eliminates this problem.
For families with two cars, common in Dubai, where public transport in the suburbs is limited, a garage or double carport is essential. The alternative is street parking, which is limited in some communities.
Types of parking at townhouses
Townhouses in Dubai offer three types of parking. An enclosed garage is fully closed and climate-protected. This is the most valued option and is found in premium communities such as Dubai Hills Estate, Arabian Ranches III and Sobha Hartland.
A carport (covered parking space) offers protection from sun and rain but is not fully enclosed. This is the most common option in the mid-market and affordable segments: DAMAC Hills, Villanova, Town Square and JVC.
Some affordable townhouses offer only open parking spaces beside the home. This is less desirable given the heat and can be the deciding factor for tenants comparing homes.
Communities with the best parking provision
Dubai Hills Estate provides an enclosed garage for 1–2 cars with most townhouses. The garage is integrated into the design and gives direct access to the home. Arabian Ranches III and Tilal Al Ghaf offer similar garages.
Arabian Ranches I and II generally provide a covered carport. DAMAC Hills varies by cluster: some have garages, others carports. Villanova mainly offers carports with room for 2 cars.
In JVC and Town Square, parking provision is the most variable. Some projects offer only open parking spaces, others have carports. Always verify the specific parking arrangement before you commit.
Impact on value and rent
An enclosed garage lifts the rent by an average of 5–10% compared with a carport, and 10–15% compared with an open parking space. On resale, the effect is similar: buyers pay a premium for protected parking.
A garage also provides extra storage, a scarce commodity in townhouses. Many residents use part of the garage for bicycles, sports equipment, seasonal items and general storage. Tenants value this practical benefit highly.
For investors, the guidance is clear: a townhouse with a garage commands a higher rent, lets faster and holds its value better. The additional outlay pays for itself over the holding period.
Electric cars and charging infrastructure
The growing popularity of electric cars makes a private garage with charging capability even more valuable. Dubai encourages EV adoption with incentives such as free parking, toll exemptions and subsidies on charging infrastructure.
Installing a home charger (wallbox) in your garage costs around AED 3,000–8,000, depending on the type and capacity. DEWA offers special tariffs for EV charging, with installation carried out by approved contractors.
For future resale and letting, a garage with an EV charging facility is an increasingly important selling point. Families switching to an electric vehicle specifically look for homes with this capability.
