DAMAC Hills covers a vast area along Hessa Street and Al Qudra Road. At its heart lies the Trump International Golf Club, an 18-hole championship course designed by Gil Hanse. The community offers a Trump Clubhouse with restaurants, a spa and fitness facilities.
Other amenities: DAMAC Mall (under development), community pools, tennis courts, basketball courts, running and cycling tracks, playgrounds and a community centre. Supermarkets (Carrefour, Choithrams) and restaurants are on hand.
Schools in the immediate area: Jebel Ali School, South View School and GEMS Metropole School. The community is growing quickly and new amenities are added continuously.

DAMAC Hills offers a range of subcommunities:
Brookfield: Townhouses, 3–4 bedrooms, 200–300 sqm. Prices: AED 2–3 million. An entry point for families.
Trumpz: Branded villas with Trump interiors, 5–6 bedrooms, 400–600 sqm. Prices: AED 5–8 million. Luxury finishing with golf views.
Whitefield: Detached villas, 4–5 bedrooms, 300–450 sqm. Prices: AED 3.5–5.5 million. Strong value for money.
The Legends: Larger plots and villas along the golf course, 5–7 bedrooms. Prices: AED 6–12 million.
Fendi-styled villas: Luxury villas with Fendi Casa interiors. Prices: AED 7–15 million. For buyers seeking branded luxury.
Prices and value growth
DAMAC Hills offers attractive value for money compared with Emaar communities. The price per square foot ranges between AED 900 and AED 1,800, depending on the subcommunity and villa type.
Value growth has been positive: villas bought in 2019 for AED 1.8 million are worth AED 3–3.5 million in 2025, an increase of 65–95%. This makes DAMAC Hills one of the best-performing mid-market communities.
DAMAC regularly releases new phases with attractive payment plans (60/40, sometimes with post-handover terms). This attracts investors who want to benefit from launch pricing.
Comparison with DAMAC Hills 2 (Akoya)
DAMAC Hills 2 (formerly Akoya Oxygen) is a budget alternative on the edge of Dubai towards Al Ain. Villas there start from as little as AED 1–1.5 million, but the location is considerably more remote (30–40 minutes from the centre).
DAMAC Hills 1 is superior in location, amenities and value growth. It is far more central and offers the Trump Golf Club as its unique selling point. For serious buyers, we recommend DAMAC Hills 1 over DAMAC Hills 2.
The difference in service charges is minimal, but rental demand is considerably stronger in DAMAC Hills 1, resulting in higher yields and lower vacancy.
Suitability for international buyers
DAMAC Hills is an excellent choice for European buyers seeking value in the mid-market. The community offers a green living environment comparable to Arabian Ranches or Dubai Hills, but at prices 20–30% lower.
For investors, DAMAC Hills offers rental yields of 5–6% net, higher than many premium communities. The growing amenities and maturing community are driving both rental and resale values upward.
