The three major platforms: Property Finder, Bayut and Dubizzle

Property Finder, Bayut and Dubizzle are the three dominant property platforms in Dubai. Together they reach more than 90% of all home seekers. Property Finder is the most professional platform with the highest quality standards for listings. Bayut offers extensive search functionality and attracts a particularly international audience. Dubizzle is the broadest platform, also covering commercial property, and is popular with price-conscious tenants.

We list your property on all three platforms with professional photography, an optimized title and a compelling description in English. Every listing is optimized for the platform's search algorithms: the right keywords, category and pricing ensure maximum visibility. Premium listings and featured placements can increase visibility further.

Corporate relocation agencies and expat networks

A substantial share of tenants in Dubai, particularly in the mid and premium segments, find their home through corporate relocation agencies. Firms such as Crown Relocations, Santa Fe Relocation and SIRVA assist expats with their move to Dubai and search for suitable homes on their behalf. These tenants are typically financially strong, well vetted by their employer and sign for longer periods.

Augusta Properties maintains active relationships with the leading relocation partners in Dubai. We ensure your property is in their database and is presented to their clients whenever the profile fits. For villas and premium apartments, the relocation channel is often the primary source of high-quality tenants.

Social media and digital marketing

Alongside the traditional property platforms, we use social media to reach potential tenants. Instagram, Facebook and LinkedIn are effective channels for bringing your property to the attention of specific target audiences. Instagram works particularly well for visually attractive properties: a well-designed post with professional photography can generate thousands of views.

Facebook groups for expats in Dubai, including nationality-based communities and industry-specific groups, are valuable sources of international tenants. LinkedIn is effective for reaching business professionals relocating to Dubai for work. We create targeted content for each platform and monitor the response.

Professional presentation: photography and virtual tours

The presentation of your property makes the difference between a quickly let apartment and weeks of vacancy. Professional wide-angle photography with good lighting is the foundation. We take at least 15–20 photographs showing every room, the view and the building's facilities.

For premium properties we offer virtual tours that allow potential tenants to view the property remotely. This is particularly valuable for international tenants searching from abroad. A well-presented property with professional photography and a virtual tour lets on average 30–40% faster than one with amateur phone photographs.

Viewings and follow-up

We organize all viewings with potential tenants, including key handover with the building management and accompaniment during the viewing. After every viewing we proactively contact the candidate for feedback. Prompt follow-up, ideally within 24 hours, is crucial in the competitive Dubai rental market.

Where there are multiple interested parties, we advise you on the best candidate based on our screening results, the number of cheques offered and the desired lease term. We negotiate the rent and terms on your behalf and ensure the contract is drawn up promptly and registered with Ejari.

Minimal vacancy: our strategy

Vacancy is the greatest enemy of return. Every month your property stands empty costs you rental income while the fixed costs continue. Our strategy is to proactively begin the search for a new tenant at least six to eight weeks before the current tenant departs.

In popular areas such as Dubai Marina, JVC and Business Bay, our average vacancy period is less than three weeks. We achieve this through early marketing, sharp pricing, professional presentation and a broad channel mix. In case of extended vacancy we advise on price adjustments, temporary short-stay letting or cosmetic improvements that increase lettability.

Questions

Frequently asked

On which platforms do you list my property?

Property Finder, Bayut and Dubizzle, the three dominant platforms that together reach more than 90% of the rental market. In addition, we activate our network of corporate relocation agencies, expat communities and social media channels. For short stay, also Airbnb and Booking.com.

What does the tenant-sourcing service cost?

With full rental management, tenant sourcing is included in the management fee (5–8% of the annual rent). As a standalone service we typically charge 5% of the annual rent as a one-off placement fee, including screening, contract drafting and Ejari registration.

How quickly do you find a tenant for my property?

In popular areas, on average two to four weeks during the working season (September–March). In the summer months this can take four to six weeks. Premium properties and villas may take somewhat longer due to the narrower target audience, but the tenants are typically more stable.

Can I also participate in finding tenants myself?

Yes, many owners receive leads through their own network. We screen these candidates in the same way as our own leads and take care of a professional contract and Ejari registration. This combines your network with our expertise.

How do you prevent my property from standing empty too long?

By proactively starting marketing six to eight weeks before the current tenant departs, applying a sharp pricing strategy and deploying all channels simultaneously. In case of extended vacancy we advise on price adjustments or temporary short-stay letting.
