Arabian Ranches 1, 2 and 3
Arabian Ranches 1 is the original community, delivered in 2004–2008. It offers mature landscaping, large plots and a nostalgic village feel. Subcommunities: Alma, Alvorada, Al Mahra, Palmera, Savannah, Saheel, Hattan and Mirador. Villas: 2–6 bedrooms, prices AED 2.8–10 million.
Arabian Ranches 2 is the more modern extension (delivered 2015–2019) with subcommunities such as Palma, Lila, Rosa, Rasha, Samara and Casa. More contemporary architecture, slightly smaller plots but better facilities. Villas: 3–5 bedrooms, prices AED 3–7 million.
Arabian Ranches 3 is the newest phase, with modern villas in subcommunities such as Sun, Joy, Spring and Ruba. Prices: AED 2.2–5 million. Partly still off-plan or recently completed.
Community and amenities
Arabian Ranches 1 features the Dubai Polo & Equestrian Club, the Arabian Ranches Golf Club (18 holes, designed by Ian Baker-Finch) and the Arabian Ranches Community Centre with a Carrefour, restaurants and sports facilities.
Arabian Ranches 2 has its own retail centre, a community pool, cycling and running tracks and a large playground. Arabian Ranches 3 offers a central park, splash pad and sports facilities.
Schools: Jumeirah English Speaking School (JESS), Ranches Primary School, Raffles International School and GEMS Metropole School are all located within or directly next to the community. This makes Arabian Ranches one of the most family-friendly locations in Dubai.
Popular villa types and prices
In Arabian Ranches 1, the most sought-after subcommunities are Alma (5–6 bedrooms, AED 6–10 million, large plots of up to 1,000 sqm) and Savannah (5 bedrooms, AED 5–7 million, Arabian architecture).
In Arabian Ranches 2, Palma is popular (5 bedrooms, AED 4.5–6.5 million), as is Rasha (4 bedrooms, AED 3.5–4.5 million, contemporary styling).
The price per square foot of living space ranges between AED 1,200 and AED 2,000, depending on the subcommunity and state of repair. Arabian Ranches 1 offers the most value per square metre thanks to its larger plots.
Investing in Arabian Ranches
Rental yields for villas in Arabian Ranches range between 4.5–5.5% net, above average for a villa community. Constant demand from expat families keeps vacancy low, on average less than 2 weeks between tenancies.
A 4-bedroom villa in Arabian Ranches 2 (value AED 4 million) generates approximately AED 200,000–240,000 per year in rent. After deducting service charges (AED 2.50–3.50/sqft), maintenance and management costs, approximately AED 170,000–200,000 net remains.
Capital growth is steady: an average of 8–12% per year over the past five years. Arabian Ranches benefits from its status as one of the most established communities, comparable to "blue chip" real estate.
Comparison with Dubai Hills Estate
Arabian Ranches and Dubai Hills Estate are the two most popular family communities and are often compared. Arabian Ranches offers more space and larger plots, a more relaxed village atmosphere and lower prices per square metre.
Dubai Hills Estate offers more modern architecture, better connectivity (closer to Downtown) and Dubai Hills Mall. The choice depends on your priorities: character and space (Arabian Ranches) or modernity and accessibility (Dubai Hills).
