The maid's room in Dubai villas
In virtually all new villas with 3 or more bedrooms, a maid's room is part of the design. It is usually located on the ground floor, near the kitchen and utility room, with its own bathroom and sometimes direct outdoor access.
The standard size is 10–15 sqm, including a private bathroom of 3–5 sqm. In premium villas, maid's rooms are more generous (15–20 sqm) and better finished. In the luxury segment (Emirates Hills, Palm Jumeirah), separate staff quarters with their own living space and kitchenette are common.
Many villas even offer multiple maid's rooms, larger homes with 5–6 bedrooms often have 2 staff rooms, ideal for a housekeeper and a nanny.
Why live-in staff in Dubai?
Having live-in domestic staff is very common and culturally accepted in Dubai. The costs are considerably lower than in Europe: a full-time live-in housekeeper costs AED 2,500–4,500 per month (EUR 625–1,125), including room and board.
For European families relocating to Dubai, this is often a revelation. A live-in nanny/housekeeper provides daily convenience: cleaning, laundry, ironing, cooking and childcare. This is especially valuable when both parents work.
Legally, visa sponsorship is required for live-in staff. The employer (you as the villa owner) sponsors the visa and is responsible for accommodation, health insurance and an annual flight home. Total annual costs are approximately AED 40,000–65,000.
Layout and privacy
The best villa designs guarantee privacy for both the family and the staff. Hallmarks of a good maid's room layout:
- Separate entrance: an external door or a door to the service corridor, so staff can come and go without passing through the living areas - Location near the kitchen: practical for household tasks - Private bathroom: standard in modern villas, with shower and toilet - Adequate ventilation and daylight: not all maid's rooms meet this standard. Check it during your viewing - Space for a bed, wardrobe and small desk
In older villas (Arabian Ranches 1, The Springs), maid's rooms can be smaller and less well equipped. Renovation is possible and relatively inexpensive (AED 10,000–25,000).
Impact on value and rentals
A maid's room is an essential feature for the rental market. Villas without one are significantly harder to let: most expat families regard it as a requirement.
In rentals, a well-designed maid's room raises the rental value by 5–10%. Villas with two maid's rooms or a driver's room are particularly attractive to the premium segment.
Alternative use: when the maid's room is not used for staff, it often serves as a home office, storage or gym. Buyers greatly appreciate the flexibility of this extra space.
At resale, a maid's room is a standard expectation. Villas without one are regarded by agents as inferior stock and typically sell for 5–8% less than comparable villas that have one.
Best communities for villas with a maid's room
Virtually all modern villa communities in Dubai include a maid's room as standard. The quality differs, however:
Sobha Hartland and Sobha Reserve: Generous maid's rooms with high-quality finishing, a separate entrance and excellent ventilation.
Dubai Hills Estate (Sidra, Club Villas): Functional ground-floor maid's rooms with a private bathroom, near the kitchen.
Arabian Ranches 2 and 3: Modern maid's rooms, better designed than the older AR1 versions.
Tilal Al Ghaf: A generous maid's room with outdoor access, well ventilated and finished.
Palm Jumeirah: Garden homes typically offer 2 staff rooms with a separate entrance and living area.
