Tenant sourcing and screening

The foundation of successful rental management is the right tenant. We list your property on Property Finder, Bayut and Dubizzle, the three dominant property platforms in Dubai. In addition, we activate our network of corporate relocation agencies, expat communities and social media channels to achieve the broadest possible reach.

Every candidate is thoroughly screened: Emirates ID verification, employer confirmation with salary slip, references from previous landlords and a check for any ongoing disputes at the Rental Dispute Settlement Centre. We present you only with candidates who meet our screening criteria, together with our assessment and recommendation.

Cheque management and collection

The cheque system is unique to Dubai. At the start of the contract, tenants provide postdated cheques for the full lease term, typically 1, 2, 4 or 12 cheques per year. We manage these cheques, record the due dates and ensure timely collection.

A bounced cheque is a criminal offence in the UAE. This gives you as a landlord an exceptionally strong legal position that exists in no European country. In case of payment problems we take immediate action: first contact with the tenant, then a formal notice of default, and if necessary escalation through the Rental Dispute Settlement Centre or the police.

Contract management and renewals

Every tenancy contract is drawn up in accordance with RERA requirements and registered with Ejari (AED 220). The contract contains all essential clauses: rent, payment method, security deposit, house rules, allocation of maintenance responsibilities, notice period and renewal terms.

At renewal we calculate the permitted rent increase based on the RERA Rental Index Calculator. We advise you on the optimal strategy: sometimes it is better to retain a good tenant at a moderate increase than to pursue a higher price with the risk of vacancy. Our experience shows that renewing with an existing tenant is always more cost-efficient than finding a new one.

Maintenance and repairs

Preventive maintenance is essential in Dubai's desert climate. We schedule AC servicing (twice a year, AED 300–600 per unit), water pipe checks, paintwork assessments and DEWA meter checks in an annual plan. For villas we add pool maintenance, garden irrigation and pest control.

For corrective maintenance (repairs) we work with a fixed network of certified tradespeople selected for quality and price. Minor repairs (below AED 500) are carried out immediately. Larger works are submitted to you in advance with a quotation for your approval. All maintenance costs are recorded in detail in your monthly report.

Financial reporting and transparency

Transparency is the foundation of trust. You receive a detailed monthly financial statement covering: rental income received, management fee, maintenance costs (with receipts), service charge payments, DEWA costs and the net amount transferred to your account.

Each quarter we add a portfolio overview with the current market value of your property, a comparison with the previous quarter's return and any recommendations for optimization. Our reports are available through our online client portal and can also be sent by email on request.

What happens if a cheque bounces?

Can I opt for tenant sourcing only, without full management?

Yes, we also offer a placement service in which we find the tenant, draw up the contract and complete the Ejari registration, after which you take over the management yourself. The fee for this is typically 5% of the annual rent as a one-off placement fee.

How quickly can I expect my property to be let?

In popular areas the average letting period is two to four weeks during the working season (September–March). In the summer months this can be four to six weeks. We proactively begin the search before the current tenant departs to minimize vacancy.

What is the difference between rental management and property management?

In practice these terms are used interchangeably in Dubai. Rental management focuses specifically on managing tenanted properties (tenants, contracts, collection). How do you deal with tenants who cause nuisance?
