Why a balcony matters in Dubai
The impact of a balcony on the value and lettability of an apartment in Dubai is considerable. Apartments with a balcony let 8–12% faster on average and at rents 5–10% higher than comparable units without outdoor space. On resale, a balcony delivers a measurable premium, especially when it overlooks the sea, the marina or greenery.
For owner-occupiers, a balcony in Dubai is a luxury you appreciate daily. The winter months offer a pleasant outdoor climate (18–28°C), ideal for breakfast, work or relaxation on the balcony. Even in the warmer months, early mornings and evenings after sunset remain agreeable outside.
Balcony types and their impact on value
Not every balcony is equal. A small Juliet balcony (0.5–1 m deep) provides fresh air and light but little usable space. A standard balcony (1.5–2.5 m deep) fits a table and two chairs. A generous terrace (3+ m deep) provides a full outdoor living area with a lounge set, dining table and planters.
Corner and wraparound balconies are the most sought after: they offer more space and usually better views. Penthouses and duplex units sometimes offer terraces of 50–200 sqm that function as a full outdoor living room.
The balcony's orientation is crucial. North- and east-facing balconies get the most shade and the most agreeable climate. South- and west-facing balconies take the full afternoon sun, uncomfortable in the summer months, but an advantage in winter.
Best locations for apartments with a balcony
Dubai Marina and JBR offer the most photogenic balconies: sea or marina views on the higher floors. The newer towers in Dubai Marina (Marina Gate, LIV Residence) offer more generous balconies than older buildings. In JBR, towers such as Rimal and Bahar offer large balconies with direct sea views.
Downtown Dubai offers balconies overlooking the Burj Khalifa and Dubai Fountain, hugely popular with tenants and for short-stay letting. Creek Harbour offers balconies with creek views in green surroundings. Dubai Hills Estate offers balconies with golf-course and park views.
With off-plan projects, you can often choose a unit with a larger balcony. Developers such as Emaar offer layouts with and without balconies within the same project, or with different balcony sizes. Invest in the larger option: the extra cost pays for itself.
Balconies and the Dubai climate
Dubai's climate determines how usable your balcony is. From October to April, the outdoor climate is pleasant to warm (20–32°C) and the balcony can be used all day. These are also the months with the strongest tenant demand and tourist numbers.
From May to September, temperatures rise to 35–48°C with high humidity. In this period, the balcony is uncomfortable during the day, but evenings after 20:00 and mornings before 08:00 often remain agreeable. Shading such as pergolas, sail shades or retractable screens extends usability considerably.
Importantly, air quality in Dubai is excellent all year round, thanks to the coastal setting and the absence of heavy industry. Desert dust occurs occasionally but is generally mild. A balcony facing the sea benefits from a constant breeze that softens the climate.
The balcony as a letting argument
When letting your apartment, long or short term, a balcony is a strong selling point. On platforms such as Property Finder and Bayut, "balcony" is one of the most used filters. In Airbnb letting, balcony photos (especially at sunset) are the most liked images.
A practical tip: invest AED 2,000–5,000 in balcony furniture (a weatherproof lounge set and planters) before letting your apartment. This raises its appeal and can lift the rent by AED 3,000–5,000 per year, an excellent return on investment.
For short-stay letting, the effect is stronger still. A well-styled balcony with a view can significantly improve your Airbnb ranking and supports higher nightly rates. Guests consistently name the balcony as one of the highlights of their stay.
