Locations with sea view villas
Palm Jumeirah offers the most direct sea views: garden homes and signature villas sit literally on the beach with panoramic views over the Arabian Gulf. Prices: AED 15–100+ million.
Pearl Jumeirah is a smaller, exclusive island with villas designed by Meraas. It offers sea views and beach access in an intimate setting. Prices: AED 12–25 million. Only around 50 villas, extremely exclusive.
La Mer is a coastal district with modern villas and direct beach access, developed by Meraas. Prices: AED 8–20 million. A fashionable location with restaurants, shops and the Laguna waterpark.
Jumeirah Bay Island offers the Bulgari Mansions, ultra-luxury villas with sea views on an exclusive island. Prices: AED 40–120 million.
Palm Jebel Ali (Nakheel) will in time offer the largest selection of sea view villas, at prices expected to be lower than on Palm Jumeirah.
The value impact of a sea view
A sea view adds a premium of 20–50% to a villa's value, depending on the quality of the view. Direct, unobstructed frontline sea views are the most valuable. Side or partial sea views carry a lower premium.
The premium is greatest on Palm Jumeirah, where the difference between a villa with and without frontline sea views can amount to AED 5–15 million. In emerging coastal locations such as La Mer, the premium is relatively lower, which creates investment opportunities.
In valuations, a sea view is considered one of the five most important value-determining factors, alongside location, floor area, build quality and facilities.

Points to consider with sea view villas
Saltwater corrosion is the biggest challenge. Metal elements, window frames and exterior finishes require more frequent maintenance. Choose materials that withstand maritime conditions: aluminium rather than steel, treated wood, stainless fixings.
Wind loads are higher at coastal locations. Check the quality of windows and doors: they must be wind-resistant and seal well against sandstorms.
