What is a gated community?
A gated community is a defined residential area with controlled entry gates, security staff and camera surveillance. Only residents, registered visitors and authorised service personnel have access. This creates a safe, calm living environment.
In Dubai, townhouse communities are gated as standard. The level of security varies: some communities have a single barrier gate, while others feature multiple guard posts, patrolling security, number-plate recognition and advanced camera systems.
The gated concept goes beyond security: it fosters a sense of neighbourhood. Residents know one another, children play safely in the street and there is shared responsibility for the living environment.
Top gated communities compared
Arabian Ranches (Emaar) is the most established gated community, with the strongest neighbourhood spirit. Security includes 24-hour guarding, camera surveillance and controlled access. Townhouse prices: AED 2,200,000–4,500,000.
Dubai Hills Estate (Emaar/Meraas) offers the most comprehensive security system, with multiple entry gates, number-plate recognition and a dedicated security team. Prices: AED 2,800,000–7,000,000.
DAMAC Hills provides solid security around the Trump Golf Club, with controlled access and patrolling staff. Prices: AED 1,600,000–3,500,000. Tilal Al Ghaf (Majid Al Futtaim) is a newer premium community with state-of-the-art security, set around a crystal lagoon. Prices: AED 2,800,000–5,000,000.
Amenities in gated communities
Shared amenities are a central part of the gated-community model. Standard facilities include communal pools, gyms, tennis courts, running trails, parks and playgrounds.
Premium communities add golf courses, clubhouses, restaurants, shops, schools and medical facilities inside the gates. Dubai Hills Estate even has its own mall (Dubai Hills Mall) and hospital (King's College Hospital).
The quality and scale of the amenities are reflected in the service charges. Communities with more extensive facilities carry higher charges, but residents receive a more comfortable living environment in return.
Safety and family life
For families with children, the safety of a gated community is a decisive argument. Children can play freely in the street, cycle to friends and go to the park or pool on their own, a freedom unthinkable in many cities.
Low speed limits inside communities (typically 30–40 km/h), the absence of through traffic and the presence of security staff create a safe environment. Many communities have dedicated children's zones with enclosed playgrounds and splash areas.
For expat families, the community also provides a social network. Neighbourhood WhatsApp groups, school parent evenings, sports clubs and seasonal events help build social connections in a new country.
Service charges and community management
Service charges in gated communities cover security, upkeep of common areas, landscaping, pool management, waste collection and the administration of the community. Costs range from AED 10 to AED 20 per square foot per year.
The community management is responsible for day-to-day operations, enforcing community rules and organising maintenance. In Emaar communities this is handled by Emaar Community Management; in DAMAC communities by DAMAC Community Management.
As an owner, you have voting rights on decisions about the community budget and policy. In practice, most decisions are delegated to the management team, but residents can exert influence through the Owners Association.
