Offices in Business Bay

Business Bay is Dubai's most dynamic office district, with more than 200 commercial towers along the Dubai Water Canal. Here you will find office units from 400 to 5,000 square feet, suited to startups, scale-ups and established companies.

Prices in Business Bay range between AED 800 and AED 1,500 per square foot, depending on the building, the floor and the state of finish. Popular towers include Aspect Tower, The Binary by Omniyat and Bay Square. Net rental yields average 7–8%.

The district offers excellent connectivity via the Business Bay metro station and direct access to Sheikh Zayed Road and Al Khail Road.

Offices in JLT and DMCC

Jumeirah Lake Towers (JLT) offers the best value-for-money office stock in Dubai. The DMCC free zone, repeatedly voted the world's best free zone, is based here, making JLT especially popular with international trading and commodities firms.

Office units start from AED 350,000 for a unit of around 700 square feet. Prices per square foot range from AED 500 to AED 900. Rental yields in JLT are among the highest for offices in Dubai: 8–10% net.

The proximity of Dubai Marina, good metro connections and the district's extensive dining and retail amenities make JLT attractive to employees and visitors alike.

Offices in DIFC and Downtown

The Dubai International Financial Centre (DIFC) is the undisputed premium location for financial services firms, legal practices and international corporates. The DIFC operates under its own common-law-based regulatory framework and has its own judiciary, the DIFC Courts.

Offices in Gate Village, Index Tower and ICD Brookfield Place start from AED 2,000 per square foot. Yields are lower (6–7% net), but capital appreciation and prestige compensate for this. Downtown Dubai offers an alternative with offices in Boulevard Plaza and Emaar Square, priced from AED 1,200 per square foot.

Emerging office locations

Dubai Hills Business Park is an up-and-coming office destination offering modern, spacious units in a green setting. Prices start from AED 900 per square foot with expected yields of 7–8%.

Dubai South, close to Al Maktoum International Airport and Expo City, is positioning itself as the business hub of the future. Office units here are available from AED 600 per square foot, with the potential for significant capital appreciation as the area matures.

Barsha Heights (formerly TECOM) and Dubai Internet City provide specialised office space for tech and media companies, with prices between AED 700 and AED 1,100 per square foot.
