In Dubai, a pool at your apartment building is the rule rather than the exception. But quality, scale and exclusivity vary enormously, from a compact communal pool on the podium level to infinity pools on the 50th floor and private pools at penthouse level.

Dubai's subtropical climate makes a pool an essential part of daily life. From September to May, the outdoor pool is the social centre of every apartment community. Many residents use it daily, for morning laps, weekend relaxation and socialising with neighbours.

For tenants, the quality of the pool facilities is one of the most important selection criteria. Research by Property Finder shows that "pool" is the most searched feature among tenants in Dubai, ahead of parking and balcony. This makes pool quality a direct factor in how easily your apartment lets.

Pool facilities by segment

In the budget segment (JVC, Sports City, Motor City), most buildings offer one or two communal pools on the podium level (3rd–5th floor), often combined with a children's pool and sun loungers. The quality is functional rather than spectacular.

In the mid-market (Business Bay, Dubai Hills, Creek Harbour), the standard rises considerably: temperature-controlled pools, infinity-edge designs, separate splash pools for children, jacuzzis and cabanas. Many buildings also offer a separate ladies' pool, a cultural adaptation to the region.

In the premium segment (Dubai Marina high-rises, Palm Jumeirah, Downtown), pools become architectural statements: rooftop infinity pools with panoramic views, glass-bottomed pools cantilevered over the building's edge, and beach pools flowing into the sea. FIVE Palm Jumeirah and Address Beach Resort are iconic examples.

Private pools: the ultimate luxury tier

For buyers who want a private pool, Dubai offers options in the penthouse and sky-villa segment. Projects such as One Palm, Atlantis The Royal Residences and the Bulgari Lighthouse offer penthouses with private pools up to 15 metres long, heated and spilling onto a panoramic terrace.

Apartments with a private pool start at around AED 5,000,000 and can climb far beyond AED 50,000,000. These are exclusive properties serving a niche market of affluent buyers and tenants.

A lesser-known option is a ground-floor apartment with its own garden and plunge pool in communities such as Sobha Hartland and Dubai Hills Estate. These deliver private-pool luxury from AED 2,500,000, considerably more accessible than a penthouse.

How pool facilities affect service charges

More extensive pool facilities translate into higher service charges. Maintaining an infinity pool on the 50th floor is significantly more expensive than a standard podium pool. Heated pools, jacuzzis and waterfall features push up energy costs.

A concrete comparison: a budget building in JVC with a standard pool charges around AED 10–14 per sq ft in service charges. A premium tower in Dubai Marina with a rooftop infinity pool, children's pool and jacuzzi charges AED 18–25 per sq ft. For an 800 sq ft 1-bedroom apartment, that is a difference of AED 3,200–8,800 per year.

Tips for selecting on pool facilities

View the pool area in person, or ask for recent photos and videos. The standard of upkeep says a great deal about the management of the entire building. A well-maintained pool points to an active owners' association and professional facility management.

Check the opening hours and rules. Some buildings restrict swimming times or close the pool for maintenance in certain periods. Premium buildings typically offer unrestricted access from 06:00 to 22:00.

Consider the ratio between the number of units and the size of the pool. A building of 500 units with one small pool offers a very different experience from one of 200 units with a generous pool deck. That ratio shapes daily life for you and your tenants alike.
