Not all villas in Dubai come with a private pool as standard. In premium communities such as Emirates Hills, Palm Jumeirah and District One, a pool is almost always present. In mid-market communities it varies by subcommunity:
Dubai Hills Estate: Fairway Villas and Club Villas include a pool as standard. In Maple and Sidra it depends on the type and phase, many owners have a pool installed after handover.
Arabian Ranches: Larger villa types (Alma, Alvorada) generally have a pool. Smaller types (Palmera, Savannah) not always, but the plots offer room to add one.
DAMAC Hills: Trumpz and The Legends include a pool as standard. Townhouses and smaller villas have access to community pools.
Impact on value
A private pool increases a villa's value by an average of 8–15%, depending on the community and the type of pool. An infinity pool with a view can add 15–20%.
The effect on rentals is even greater. Villas with a private pool generate 15–25% more rent than comparable villas without one. In short-term letting (Airbnb/holiday homes), the difference can reach 30–40%, as tourists specifically search for private pools.
A villa of AED 5 million without a pool can, after installing one (cost AED 80,000–200,000), reach a market value of AED 5.5–5.75 million, an excellent return on investment.
Pool types and installation costs
The most common pool types in Dubai villas:
Standard concrete pool (5x10m): AED 80,000–120,000. Durable, fully customisable in shape and depth.
Overflow/infinity pool: AED 150,000–300,000. Visually spectacular, popular with premium villas. Higher maintenance costs.
Plunge pool (3x5m): AED 40,000–70,000. Compact, ideal for smaller plots. Refreshing, though not for swimming laps.
Temperature-controlled pool: An additional AED 15,000–30,000 for heating/cooling. Essential for year-round use: without cooling, the water can reach 38°C in summer.
Installation typically takes 6–10 weeks. You need approval from the community management (Emaar, DAMAC, Nakheel) before building.
Maintenance in the Dubai climate
Maintaining a pool in Dubai demands more attention than in Europe due to the extreme heat, sandstorms and higher evaporation.
Monthly maintenance costs: AED 500–1,200, depending on size and type. This includes weekly cleaning, chemical balancing, filter servicing and water top-ups.
The pool pump must be inspected annually and may need replacing (lifespan 3–5 years, cost AED 3,000–8,000). Tiles and grouting should be checked periodically for UV damage.
Professional pool maintenance companies (e.g. Pools by Design, Blue Guard) offer monthly contracts. We always recommend taking out a maintenance contract: doing it yourself is not practical in Dubai.
Advice for buyers
If you are specifically looking for a villa with a pool, we recommend considering communities where pools are standard. This saves the cost and hassle of retrofitting.
During viewings, pay attention to: the condition of the pool surface (cracks, discolouration), the operation of the pump and filter system, the cover (child safety), drainage around the pool and privacy from neighbouring properties.
For families with young children, a fenced pool with a child-safe gate is essential. Dubai has no legal requirements for pool fencing at private homes, but we strongly recommend it.
