Overview of the current market
There are currently more than 4,000 townhouses available on the Dubai market, spread across roughly 30 communities. Listings range from compact 2-bedroom homes of 140 m² to spacious 5-bedroom family residences of more than 350 m². Prices start from AED 1,100,000 (approx. EUR 275,000) in areas such as Jumeirah Village Circle.
The mid-market, AED 2,000,000 to AED 4,000,000, offers the widest choice, with excellent homes in communities such as Town Square, DAMAC Hills and Villanova. The premium segment above AED 4,000,000 covers prime locations including Dubai Hills Estate, Arabian Ranches III and Tilal Al Ghaf.
The supply of completed (ready) townhouses is shrinking due to strong demand. More and more buyers are therefore turning to off-plan projects with completion dates in 2026–2028.
How we help you select
Our advisers evaluate properties against six criteria: location, value for money, expected return, developer quality, proximity to schools and amenities, and the future development of the neighbourhood.
You receive a personal shortlist of no more than five properties, including market analysis, comparable transactions and projected rental income. Viewings are accompanied by an adviser who knows the specific community well.
For buyers purchasing remotely from abroad, we arrange comprehensive virtual viewings by video, complete with 360-degree tours and drone footage of the surrounding area.
Price segments and what to expect
In the entry segment (AED 1,100,000–1,800,000) you will find mainly 3-bedroom townhouses in JVC, Dubai South, Town Square and Dubailand. These typically offer 150–200 m² of living space with a small garden and shared amenities.
The mid-market (AED 1,800,000–3,500,000) offers 3- to 4-bedroom townhouses in DAMAC Hills, Villanova, Arabian Ranches II and Mudon, with larger gardens, better finishes and more extensive community facilities.
In the premium segment (AED 3,500,000+) you will find 4- to 5-bedroom townhouses in Dubai Hills Estate, Arabian Ranches III, Tilal Al Ghaf and MBR City. These homes offer luxury finishes, generous plots and exclusive amenities such as golf courses and lagoons.
Secondary market vs. off-plan
On the secondary market, you buy a completed townhouse from an existing owner. The advantages: you can move in or let it out immediately, and you see exactly what you are buying. The drawbacks: the price is generally higher than off-plan, and the choice of finishes is limited.
Buying off-plan means purchasing directly from the developer at a launch price typically 10–20% below the expected market value on completion. You benefit from interest-free payment plans and can sometimes select finishes. The trade-off is waiting for handover (18–36 months).

Due diligence on every purchase
We carry out thorough due diligence on every townhouse we present. This includes verification of the title deed, checks for mortgages or encumbrances, inspection of the physical condition (for completed properties) and verification of service charges and community rules.
For off-plan projects, we verify the RERA registration, escrow account details, the developer's track record and construction progress. We recommend only projects by developers with a proven delivery history.
