DIFC as a financial centre

DIFC operates as an independent free zone with its own legal system based on English common law, its own courts (DIFC Courts) and its own regulator (DFSA). This makes DIFC particularly attractive to financial institutions, legal practices and international companies.

The district is home to more than 600 financial institutions, including Goldman Sachs, Morgan Stanley, HSBC, Standard Chartered and countless hedge funds and private equity firms. The presence of the Dubai Financial Market (DFM) and Nasdaq Dubai reinforces its position as a financial hub.

For international financial services firms, DIFC offers a unique regulatory framework that is recognised worldwide and inspires confidence among clients and partners.

Office towers and prices per sqft

DIFC comprises a range of towers with distinct positioning:

• Gate Building: the iconic centrepiece of DIFC, offices from AED 2,500–3,500 per sqft • Gate Village (Building 1–10): boutique offices, AED 2,000–3,000 per sqft • Index Tower: the tallest tower in DIFC, AED 1,800–2,800 per sqft • Currency House: premium Grade A, AED 2,200–3,200 per sqft • Burj Daman: a modern office tower, AED 1,600–2,400 per sqft • Park Towers (DIFC): a dual residential/commercial complex, AED 1,500–2,200 per sqft • Central Park Towers: near DIFC with lower entry prices, AED 1,200–1,800 per sqft • ICD Brookfield Place: the newest addition, ultra-premium, AED 2,800–4,000 per sqft

On average, prices in DIFC are 40–60% higher than in Business Bay, but for many buyers the yield and the prestige justify the difference.

Available sizes and tenant profile

Offices in DIFC are available from 400 sqft up to full floors of 20,000+ sqft. The most common sizes:

• Compact office: 400–800 sqft, for boutique advisory firms, family offices and legal practices • Mid-sized: 800–2,500 sqft, for financial services firms, consultancies and fintech companies • Large office: 2,500–8,000 sqft, for banks, insurers and multinationals • Full floor: 8,000–20,000 sqft, for regional headquarters

The tenant profile in DIFC is predominantly premium: banks, asset managers, law firms (with a DIFC licence), accountancy practices and international consultancies. Vacancy has been historically low (below 5%), which protects the investment.

DIFC licence and free zone benefits

A DIFC licence offers unique advantages:

• 0% corporate tax (guaranteed until 2054) • 100% foreign ownership • Unlimited repatriation of profits and capital • Access to the DIFC legal system (English common law) • DFSA regulation that is recognised internationally

The cost of a DIFC licence ranges from USD 12,000 to USD 75,000 per year, depending on the type of activity. Financially regulated activities require DFSA approval and higher minimum capital.

Importantly, you are not required to hold a DIFC licence to own an office in DIFC as an investment. You can let the property to tenants who hold a DIFC licence.

Accessibility and infrastructure

DIFC is easily reached via Sheikh Zayed Road and has its own metro station, Financial Centre (Red Line). The district is ten minutes from Dubai International Airport and five minutes from Downtown Dubai.

The infrastructure within DIFC is world class: underground car parks with thousands of spaces, a dedicated conference centre, and fine restaurants and retailers in Gate Avenue, a walkable retail and dining precinct that links the towers.

The Gate Avenue extension offers more than 100,000 sqft of retail and dining amenities, keeping the district vibrant after working hours as well.
