Current villa market figures for Dubai

Dubai's villa market has seen remarkable growth since 2021. The average transaction price for villas rose from AED 1,650 per square foot in 2021 to AED 2,400 per square foot in 2025, an increase of more than 45%.

In 2024, more than 18,000 villa transactions were registered with the DLD, a record. Demand is driven by affluent expats who settled permanently in Dubai after COVID and prefer spacious homes with outdoor space.

The supply of completed, ready villas remains limited relative to demand, which supports prices. Supply is particularly scarce in established communities such as Emirates Hills, The Lakes and Arabian Ranches.

Villas by price segment

Entry level (AED 1.2–2.5 million / EUR 300,000–625,000): Townhouses and smaller villas in Villanova, Town Square, DAMAC Hills 2 and Dubailand. Ideal as a first purchase or for rental income.

Mid-market (AED 2.5–6 million / EUR 625,000–1.5 million): Detached villas in Dubai Hills Estate, Arabian Ranches, Tilal Al Ghaf (Majid Al Futtaim) and Al Furjan. Generous plots, good schools and amenities.

Premium (AED 6–15 million / EUR 1.5–3.75 million): Large villas in District One, Palm Jumeirah garden homes, Jumeirah Golf Estates and Al Barari. Exclusive facilities and privacy.

Ultra-luxury (AED 15–200+ million / EUR 3.75–50+ million): Mansions in Emirates Hills, Jumeirah Bay Island, Bulgari Resort Residences and Palm Jumeirah custom-built villas. For the most discerning buyers.

What international buyers look for

From our experience with hundreds of European buyers, we know which factors weigh most heavily: proximity to international schools (GEMS, Nord Anglia, Repton), access to the business district, the quality of community amenities and the standard of finishing.

For families with children, Arabian Ranches, Dubai Hills Estate and Tilal Al Ghaf are favourites thanks to their safe, green environment with playgrounds, parks and cycle paths. Single professionals and couples more often choose waterfront locations such as Palm Jumeirah or Bluewaters.

Off-plan vs. completed villas

Off-plan villas offer lower entry prices (10–25% below market value at handover) and flexible payment plans. Current off-plan projects include Emaar's The Valley Phase 2, DAMAC Lagoons and Sobha Reserve.

Completed villas offer immediate availability, the ability to inspect and a proven community. The drawback is that the full sale price is due at transfer (or financed through a mortgage).

At any given moment, approximately 8,000–12,000 villas are for sale in Dubai, spread across dozens of communities. Availability varies sharply by location: in sought-after areas such as Emirates Hills, only 30–50 properties are available.

How long does the villa purchase process take?

For a completed villa, the process takes on average 4–6 weeks from MOU to transfer of ownership. With mortgage financing this can extend to 8–10 weeks. Off-plan purchases are typically completed within 1–2 weeks.

Can I buy a villa remotely?

Yes, we regularly guide remote purchases. Through virtual viewings, video calls and a notarised Power of Attorney, the entire process can be completed from abroad.

Are villas in Dubai a good investment?

Yes, villas combine stable rental income (4–6% net) with strong capital growth. The land component makes villas better at holding value than apartments. In established communities in particular, appreciation in recent years has been exceptional.

Which villa communities are most popular with international buyers?
